    ⭐ 1 star Extremely frustrating and disappointing experience. I paid $130 for two application fees and was also required to pay a $1,000 deposit immediately by card. My application was denied, and they offered me the option to add a co-signer. I provided a co-signer who met all of their stated requirements, including income and FICO score, yet my application was still denied with no clear explanation. But the worst part is how they handle the $1,000 deposit. Even though I paid it electronically by card, they will NOT refund it to the original payment method. Instead, they mail a paper check, and I was told it can take up to FOUR WEEKS to receive it. Why should a company hold someone’s $1,000 for a month after denying their application, especially when the money was originally paid electronically? The entire process felt unnecessarily complicated and very customer-unfriendly. If you are applying here, make sure you understand their refund policy before giving them any money. I would not recommend this experience.

    I was GAS LIGHTED. Do NOT waste your time here. Nightmare experience with leasing professionals here. My experience with the leasing office has been extremely frustrating. They were nice before I signed but after, they have been combative and downright nasty. Before I signed my lease, I was specifically told that the community had five maintenance employees. After signing, I was told they actually have only one maintenance employee for a 500+ unit apartment community. That is a major concern, especially given the numerous maintenance complaints I have since seen from current tenants. I was also told before signing that my deposit would be fully refundable, particularly because I had never seen the unit or moved in. Now that I have decided to cancel before moving in, they are refusing to return my deposit and are relying on language in the lease stating that the deposit is forfeited upon cancellation. What is especially frustrating is that it took from July 28, 2026 through August 14, 2026—more than two weeks—for them to finally explain their position to me in writing. During this entire process, I have experienced unnecessary delays, attitude, and difficulty getting straightforward answers. At this point, I have no interest in moving into a community where I am already experiencing this level of difficulty before I have even moved in. If this is how prospective residents are treated before move-in, I can only imagine how difficult it could become once you are actually a tenant. I will be canceling my lease and moving on. Prospective renters: please do your due diligence, ask detailed questions, and get every representation made by the leasing office in writing before signing anything. My experience has been a complete waste of time and money. BEWARE of representations made during the leasing process that may not match what you are told after signing. Update, its been 2 weeks, they are keeping my deposit in BAD FAITH. I am still waiting for my $1000 deposit that you guys are holding unlawfully, under california law, deposits are only for the unit, and I never stepped foot into the unit. Please send it, or I will have to see you guys in court, and then you will owe me more than $1000 + attorney fees, time off from work to go to court, AND court fees, and penalty for holding my deposit in bad faith.

    ***Update*** Thank you for your reply. I choose to remain anonymous and will certainly not be reaching out... It ultimately took nearly two weeks to have my hot water restored. During the initial service visit I was informed that it would take some time for the water to warm up but that was not the case. The issue was not resolved and was later determined that the water heater needed to be replaced. As a result I had to miss work to accommodate an additional service visit for an issue that was not caused by me. I am also still experiencing ongoing issues with the AC and dishwasher. At this point, I am not willing to continue spending my time coordinating additional repair attempts, especially given my recent experience with the hot water issue. Instead. Coincidentally, shortly after I posted my review, residents received a notice (attached) from management regarding delays and maintenance challenges. While I understand that staffing and vendor availability can create difficulties, those are operational issues that should not become the residents' burden. Additionally, I would like to note that the lease's two-month move-out notice requirement appears unreasonable or illegal. My understanding is that tenants' rights and notice requirements are governed by applicable state and local laws, not solely by lease provisions. Regardless, given the ongoing maintenance issues and overall experience, I am still actively searching for a new place. Original Review: I could give zero stars, I would. I have lived here for three years and am now actively looking to move out as soon as possible. Since the property was rebranded as "The Kitt", the overall condition and quality of management have declined significantly. The grounds are no longer maintained properly. Trash is frequently scattered throughout the property, both inside and outside the buildings, and the common areas are noticeably less clean than they used to be. The exterior of the building was recently repainted, but the results were disappointing. The paint job looks unprofessional, and the crews left behind painter's tape, masking paper, and other debris. The previous colors were perfectly fine, and it is frustrating to see money spent on cosmetic changes rather than meaningful upgrades to the apartments themselves. The parking structure often smells like spoiled food, and vehicle damage has become a recurring issue despite the presence of video surveillance cameras. Maintenance is another major concern. Getting repairs completed is incredibly difficult. There is little to no follow-up, scheduling is inconsistent, and even serious issues take far too long to resolve. At one point, I was without hot water for over a week. I have also had ongoing problems with my air conditioning. More recently, my dishwasher was supposedly repaired, but the wrong top rack was installed. Trying to get anyone to return and correct the issue has been nearly impossible, and I have reached the point where submitting repair requests feels like a waste of time and energy. Unfortunately, it often feels like residents are expected to live with management's mistakes while continuing to pay premium rent. If you are considering moving here, I strongly encourage you to do your research and think twice. The property may look appealing at first glance, but in my experience, it has not lived up to expectations.

    Scheduled a tour, showed up and wasn’t even offered a seat. Avon the leasing “specialist” crunched up the map the moment I said “I’m not interested in self guided tour and pointed us to the door.. no offer to reschedule for another time, nothing. Please take the review in consideration before moving in!! If this was my experience in the LOBBY I cant imagine how bad it is to live here. PSA: spoke to management and she kept blaming A1 bot for the service, smh.

    I think they should seriously look into their leasing office staff because they are so rude and the lady named Monica. She’s so rude and mean and she doesn’t know how to talk to people let alone the residents . She doesn’t even know how to respond to the walk-in potential future residents and she is so rude that because of her we are changing our minds .. before that we were so excited to move in to this property but then after meeting her I am seriously having second thoughts so yes overall the project was good but just because of this lady I think if I am changing my mind any other potential future resident who are thinking to move in here I think they should first think about it So it’s a request that please change your leasing office staff and put someone humble and polite in this field.
