I’ve been living here for 8 months now and at first it started off great but for about 5 months now I’ve been having marijuana smell come into my apartment everyday. It can be at 9am, 5pm and 12 in the morning!
I have mentioned this over and over again to management for months now and nothing has been done, I have a 6 year old daughter and I don’t need my daughter smelling this!
We are a no smoking complex yet they’re smoking marijuana everyday.
No one wants to come home after working all day and next thing you know your whole place smells like weed!
Management doesn’t do anything and it’s really frustrating!

We've been here for less than a month and the parking situation is already untenable. Our contract made it sound like we would get two parking spaces, which is already tight for three adults living in a two-bedroom apartment, but on arriving, we were informed that there were only enough parking spaces for us to reserve one. They said we could park our second car in the guest parking spaces, which are in short supply, or in the field on the next lot over, which doesn't have a driveway, so can only be accessed by vehicles tall enough to climb a curb (both of our cars are sedans). Instead, we have had to park in the shopping center nearby, which has signs prohibiting overnight parking, or in a nearby neighbourhood. The residents of the neighborhood vandalized our car with No Parking stickers that took a half hour of scrubbing to take off.
We really appreciate the front desk staff, who are doing their best to help residents find solutions, but there are no solutions. The corporate management company needs to find a solution as this is all due to their poor planning.
If not for the parking issues, I would be willing to give the complex at least 4 stars as we do like the amenities.

Parking is miserable. They built a really nice 4-story apartment complex but didn’t seem to build enough parking spaces to accommodate. Cars are overflowing to the surrounding neighborhoods, and you’ll see people who basically just occupy their own spot with a motorcycle because there’s no dedicated spots for bikes.
Everything else is nice tho.
I’ve never lived at such a poorly thought out apartment complex until now. If parking is a deal breaker for you don’t even consider this place.
They offer studios to 3 bedroom apartments but only give 1 parking spot to each apartment no matter the size. They have about 20 free spots, but reserved 2 of those now because they didn’t make enough for each apartment! They make us pay for camera security but they never help if things happen. If you try to park in the neighborhood behind the complex, neighbors put stickers on your car that they’ll tow! They also said we can’t park in a spot for more than 2 days?? If you’re planning on taking a vacation and leaving your car then forget it! They say all this is fair and that they’re trying to fix it but they aren’t doing anything but making it worse for their residents.
When I first toured, everything was great; the place was clean, the price was fair, and the amenities were great. Now after more than a year, it seems like they never clean the stairwells. I’ve seen dog piss stains all over the concrete on the stairwell that is still here! All they do is plant flowers, but they don’t actually clean the property. Our washing machine constantly breaks too, and maintenance could take weeks. You live by a pond, so expect a lot of mosquitoes, fruit flies, and bugs. You pay an amenity fee, but the pool was closed for months, the package room door was broken for months, elevators are constantly breaking, and the trash rooms are a mess.
I’m so happy my lease is almost over and I can leave. The only good reviews are from people who only toured, they don’t even live here. Please do not give them your support by leasing here because once you sign, they will not be helpful with any of your problems.
Edit 2: Now why would I write my actual name on a review for an apartment complex I live at? So they could come for me? No. I live here and I don’t see Kinect @ Southport management replying to reviews on people who tour (aka don’t live here!!) be so fr.

I WISH I COULD RATE 0 STARS.
I cannot express how dissatisfied I am with my experience living at Kinetic Southport. I strongly recommend reading this review before deciding to rent an apartment here.
The biggest issue by far is the parking situation. There is no guest parking available, making it extremely difficult to have friends or family visit. There also does not appear to be enough accessible/handicapped parking. Although residents are assigned a parking space, in just three weeks I have already had two different vehicles park in my assigned spot.
What is even more frustrating is the lack of support from the office. When someone parks in your assigned space, you are essentially told to call the towing company yourself. Since there is nowhere else to park, you are left sitting in your car waiting for the tow company to arrive or hoping the person who took your space eventually leaves. This should not be the resident's responsibility to resolve.
I have also been living here for three weeks, and my name is still not on the building's access list. On top of that, the door code for my apartment does not work. For the past three weeks, I have had to wait outside the building for DoorDash and grocery deliveries because I cannot provide them with proper access. I have contacted the office several times, but the issue remains unresolved, and my emails have gone unanswered.
I have also repeatedly tried to contact a manager and have sent several emails requesting the manager's contact information. Those emails have also gone unanswered.
The new building and nice amenities may look appealing, but do not let them fool you. The lack of communication, support, and basic access/parking management has made my experience extremely frustrating. Based on my experience so far, I would strongly recommend considering other options before signing a lease here.
If you want, I can also make it more harsh and impactful, or make it more legally cautious and fact-based so it's harder for management to dismiss.
