  I am extremely disappointed with how management has handled my security deposit after moving out. I left my apartment in excellent condition and made sure it was thoroughly cleaned before returning the keys. During the move-out inspection, the staff member who inspected the apartment told me that everything looked perfect and that there were no issues. However, months later, I received a check for significantly less than my original security deposit, with deductions claiming that the apartment had been left in poor condition. This completely contradicted what I was told during the inspection. When I questioned these charges and requested evidence to justify the deductions, management offered to return a little more money. However, the revised amount was still far below what I believe I should have received, especially considering the condition in which I left the apartment. I did not accept the check because I disagreed with the deductions and wanted the issue properly addressed. I have reached out multiple times trying to resolve this situation, but management has stopped responding to my messages. It is incredibly frustrating and disappointing to have to chase management for my own money, especially after fulfilling my responsibilities as a tenant. I strongly encourage anyone considering living here to document everything, take pictures during move-out, and be extremely cautious when it comes to their security deposit. I am still waiting for management to provide a proper explanation and resolve this matter. This experience has completely changed my opinion of this property and its management.

  David, has got to be the biggest push over to run this place. He allows to many things that go against policy to go on for the sake of him not having a back bone. That guy is afraid of confrontation, i don’t like that I have a manager that knows the rules but once confronted his nerves get shot up and he forgets the policy and law behind why the policy is even in place.

  NOT A LUXURY LIFESTYLE — ONGOING COCKROACH ISSUE READ OTHER REVIEWS — THIS APPEARS TO BE A PROPERTY-WIDE PROBLEM. HEALTH AGENCIES INVOLVED. I moved in August 2025 expecting a clean, safe place to live. That has not been my experience to say the least. There has been an ongoing cockroach issue in my unit despite multiple pest control visits (my apartment alone has been sprayed four times). The problem has not been resolved, and based on other reviews and conversations with tenants, this does not appear to be isolated to one unit. I have even seen cockroaches outside on the property, which raises concerns about how widespread the issue is. Management’s approach has been to continue scheduling individual treatments rather than addressing it as a building-wide problem. At a certain point, that stops being a solution. There are also safety concerns. Vehicles have been broken into multiple times, windows shattered and there are frequently non-residents entering the property to browse rather than visiting tenants. It often feels like people wait for the gate to open to come inside and go through trash areas. There is a major homeless epidemic in our alleyways in near our fence lines. Another ongoing issue is access to units. Maintenance frequently provides notice that they will be entering, but there is little flexibility to coordinate timing—especially difficult if you have pets. You’re often expected to remove your pet on their schedule, rather than being given reasonable options to plan around it. The property advertises itself as pet-friendly, but in practice, there are significant limitations. Pets are not allowed to use on-site areas freely, which means you may need to leave the gated complex entirely for basic needs. For anyone with children, that creates an additional challenge. There are also fees that don’t seem clearly justified. Trash costs are high (around $70/month), and it appears tenants may be absorbing increased costs during ongoing renovations as maintenance throws their construction scraps into residential dumpsters. Amenities are also not as expected. The “clubhouse” is a couch in the leasing office, and the “dog park” has not been accessible for use. I reached out to management to discuss options to leave due to the ongoing pest issue. I was told I would still need to pay an additional month’s rent and forfeit my deposit. This has not been a luxury experience. If you are considering living here, I would strongly recommend doing your research and speaking to current tenants before signing a lease.

  If you are looking for a place in West Covina I recommend Sunset Square. I was a resident from October 2022 until just recently. This was my first renting and it was definitely a good experience. The first management company wasn’t the greatest but after Abra Management took over things started changing. Some of the rules changed and were finally enforced. The manager and assistant manager are great! They are attentive to each residents needs. The cleanliness and maintenance has improved as residents take pride in their living environment. If you are looking for a place to rent this is worth taking a look at.
