  I would not recommend this complex based on consistent issues with management and maintenance. Management: Staff have been rude and unhelpful on multiple occasions. Maintenance entered my unit without prior approval, and when I called during the visit to object, the manager TERRY argued with me and cut me off at any attempt to explain, instead of simply having maintenance step out and reschedule. This is a basic respect-for-tenant issue that management has repeatedly failed on. Maintenance issues (unresolved despite multiple repair attempts): • Bathroom has had a persistent, strong sewage/urine odor since move-in that has never been fixed • Toilet does not flush properly • Multiple "emergency" water shutoffs have run hours longer than the timeframe we were told Laundry: On-site washers/dryers are advertised with specific cycle times that don't match reality, machines frequently malfunction, and management has refused to take responsibility for clothing damaged as a result. Overall, the combination of unresolved habitability issues and management's unwillingness to respect tenants or take accountability makes this a difficult place to live. However welcoming they may seem prior to your lease signing, is a ploy. Do your due diligence. Ask those questions that make them uncomfortable and see how they come off then.

  I want to share because living here has been a terrible experience. Upon moving in, the base boards came right off when sweeping my kitchen the first week. The bathroom smelled like sewer and was the sink was leaking. When maintenance came to look at the leak they started gaslighting me and saying there was no leak so I had one of them swipe their hand along the bottom of the sink and low and behold, their hand was white from the paint that never dried because of the leaking water. The toilet has mold growing inside of the tank so after deep cleaning my bathroom before leaving on vacation we came back to a mold ring around the toilet bowl. I put a work order in and Terry contacted me that same day (Friday) and we made an appointment for maintenance to come from 8-12, no one showed up and my time was wasted. I then get an email requesting for times for them ti come and I informed them that no one showed up that Monday as agreed and we scheduled for Thursday morning 8:30-9:00. They show 10 minutes after the window and their excuse was they had other emergencie so I proceeded to tell them that those emergencies were not my problem as mold is a more serious situation. We have spiders that come in and out of the apartment as well since nothing is properly sealed. Ipon my first week I also noticed there was a hole in the the kitchen window and we had to make an appointment for that to be fixed. I told Terry I could be here for the workers at a specific time (when I’d be home from work) and she sent them when no one was home and proceeded to let them into the unit without our permission. Luckily we have a camera facing our door and my partner called and told her she needed to remove the people from our apartment and instead of listening she started screaming at him over the phone (very unprofessional) and told him no because they were already there and she would have to walk over and tell them. I definitely do not recommend this place to anyone unless you’re completely desperate.also, while laundry machines are listed as an amenity they are always breaking and have roaches crawling in them, and the dryers are advertised as 60 minutes but are only 30 minutes and sometimes don’t even dry the clothing

  Just toured Wilbur Oaks Apartments and had such a great experience. Lauren and Terry were both super warm, welcoming, and easy to talk to. They made the whole tour feel relaxed and not awkward or pushy at all. They answered all my questions and honestly made me feel excited about the possibility of living there. The property is beautiful and well kept, but the staff really made the experience stand out. I ended up applying and I'm genuinely excited to hopefully call this place home. Lauren and Terry are awesome. Someone give them a raise and maybe an iced coffee.

  Literally the worst apartment complex to rent from do not live here. Constantly turned off water with no notice. Sent emails saying you can’t park your car in the complex if you don’t have a CA license plate. Let homeless people live in the parking lots and use the washer and dryers. Was threatened by one of these homeless people and when I told management they told me there was nothing they could and let him continue to live out of his car. DO NOT live here, it’d be better to save your money and live out of a cardboard box.
