- ATAndrea Tasca3 days ago1.0We all know the complex is writing the 5 star reviews to balance out the bad. Anyone who lives here has complaints. Management team here is a joke, loud neighbors, kids running around at night not supervised screaming and yelling. Things constantly breaking in the unit, Parking sucks, and they don’t enforce any of their policies. Oh and if you have neighbors above you constantly dropping heavy items and banging on the floor that’s considered normal to them. Dog poop everywhere I could go on. I deserve peace in my home but when you complain they make you out to be the problem. The only positive thing is the maintenance team.
- HSHimanshu SharmaSep 18, 20265.0Jon in office is wonderful and so helpful. He is a great guy and asset to Arroyo Villas. Overall good and peaceful community. Jose and other folks in servicing are also great!
- SLSorphea LongSep 10, 20265.0We recently moved into our new apartment and we had a great experience thanks to Luke! He helped my husband and I get situated with everything from the application process to move-in and made sure everything ran smoothly. So far we are really enjoying the community - I love that it's gated and that there are multiple pool locations. Maintenance has been quick to respond whenever needed. The only minor thing is that parking inside can be a bit difficult at times, but we appreciate that street parking is allowed and we can also use the leasing office parking after hours. Overall, very happy with our move and grateful for Luke's help!

- VAViktoria ASep 2, 20264.0Arroyo Villas is a good apartment complex. There is a sense of security being gated, had a quiet atmosphere, and friendly residents. Though the apartments themselves could use some improvements like appliance maintenance and upkeep, and deeper cleaning upon move in, it is overall nice. Luke in the front office is great! He is knowledgeable, kind, and very helpful!
