    They say the holding deposit is refundable. I have cancelled my application within 24 hours over 2 weeks ago and they stole it all. Forget living here, its not even worth applying to. Edit: Even after messaging the number below, there's no response as usual.

    The new management is terrible and bad. 1. Renovation without notice, very loud noises on the weekends. 2. They increased the rent before the agreement expiry even though the agreement done with the old management was valid. They corrected it after following it up and again without any notice they sent Quit and Deliver the possession of unit for the amount which was corrected. I have been living here for 4+ years with 3 management changes and this is the worst of worst management. These guys have changed my mind to seriously consider moving out.

    It has been over two months since we moved out, and we still have not received our security deposit refund. We have followed up multiple times, but management has not responded or provided any clear update. This has been very frustrating and disappointing, especially since California law requires deposits to be handled within a much shorter timeframe. I hope management resolves this issue soon and improves communication with former tenants

    Avoid living here if you value peace, quiet, and competence. I lived here before and during the ownership change in December 2025, so I want to give a balanced perspective. New management made it clear they intend to renovate and improve the units. Based on that, it does seem there is an effort to address problems left behind by the previous ownership. That said, the initial move-in experience was extremely difficult. Just days before move-in, it was communicated that the kitchen and bathroom needed to be fully redone due to deteriorating cabinets and mold and mildew. Move-in still had to proceed, which meant living for a full month without a functional kitchen and with limited bathroom use, not including the additional time afterward spent unpacking and getting the unit livable. Despite this, no rent credit or reimbursement was provided, even after it was requested, which effectively resulted in out-of-pocket costs for meals throughout that period. The biggest ongoing issue, however, is the building itself. Noise transfer between units is very significant. I can't speak for other buildings, but in Building 3, there was constant disruption from extremely inconsiderate downstairs neighbors. Multiple TVs and speakers were drilled directly into shared bedroom walls, which was confirmed during inspections. The result was continuous vibration and loud noise, especially at night, to the point where it could be felt through the floor and into the bed. This was not occasional noise, but a daily disturbance that seriously affected our ability to sleep. There was also repeated impact noise, including the downstairs neighbor’s child kicking a soccer ball directly against the shared wall, which carried sharply into our unit. On top of that, there was frequent noise from children running and screaming along the exterior walkways (open-air corridors) and stairs, which carried directly into the unit. Even the building’s systems are problematic. The bathroom fans are incredibly loud. The one below us felt like heavy machinery running not only in our bathroom but also in the bedroom. So if you have a unit below you, prepare for it to be disruptive unless management is also replacing existing fans. There were also pest issues, including ants and termites. Another frustrating issue was the security deposit. After moving out, the process extended well beyond the 21-day timeframe required under California law and required multiple follow-ups, including emails, phone calls, and in-person visits just to get a clear status. The refund amount had already been finalized in the resident portal, but there was still no communication or payment for an extended period. It was only after continued escalation that the refund was ultimately issued through a third-party processor. The check was eventually received, but the process was unnecessarily drawn out and required far more effort than it should have. Future tenants should be prepared to actively follow up to ensure timely return of their deposit. While there appears to be some effort from new management, it is important for prospective tenants to understand that some of these issues appear to be structural and may not be resolved by cosmetic renovations alone. Quality of life here seems to depend heavily on the building itself and the behavior of neighboring units.

    This property was sold to new company earlier last year. They then started renovation unit by unit. NO NOTICE WAS GIVEN. NO APOLOGIES AFTERWARDS. As a resident live right up stairs of the renovating unit, I get to know this through waking up by loud drilling noises early on weekend mornings transmitted through the shared walls. I also reported squirrel invading into the ceiling and biting the wood and insulation there months ago. They came once and say that they will follow up. Then my working order was closed, nothing happened ever after. A couple month have passed. I asked about the issue several times. No response, no further action. Worst apartment ever lived in, DON’T COME. ——— Property management replied to my original review above asking me to call them. This is absolutely ridiculous. I already called once this happened and was answered by some AI during business hours. I also visited them in-person. Nothing is resolved. ——— New update, now they told lies to me for shutting off water. Put a notice on my door saying that water will be shut off for the whole building 10-1 due to repair. Turns out only my apartment is affected because it is actually due to the same construction downstairs. Hours have passed 1pm, no water still. —— Update from April 22 Now the water is shut off even without any notice. Also no one is responding to the call 🙄 —— Update from April 27 They are painting the wall and replace light in the balcony for the whole building. Then not turning on the circuit after finish. Now I’m having half of my apartment with no electricity for the full day. And I can’t do anything. No one is taking care of this, and there’s no way to access the main route. Lightning candles for the whole night because of their careless work. This is definitely not something to expect in the 21st century
