When will the pool open?
I talked to Jay manager regarding 2 bedroom apartment availability She is very nice and kind person and gave me correct information about everything I need to know about the rental property

Do not move into these apartments. Particularly unit 99 because that’s the unit Jay moved me into with roach infestation. The whole building surrounding unit 99 including unit 99 has roach infestation. They refuse to be accountable, moral, ethical and respectful so I will do my due diligence and protect my community. I would be just as wrong as them if I didn’t alert people about this property and property management company which is FPI management. I don’t care how “nice “ or “kind” they are, they’re ethically and morally disgusting, unprofessional and disrespectful. I will never rent from this company again. I have emails, video, pictures and phone call records. I’ve been fighting with them since days after moving in. They refuse to ask all tenants to leave so they can exterminate so I hired my own exterminator and cleared myself before moving so they don’t come with me. They don’t exterminate so since I’m no longer in that unit and no one is getting help in all the other apartments, the infestation is going to persist and go back to what they disrespectful selves moved me into. Health department doesn’t help and when I had code enforcement come out, they don’t do anything either and I have her information as well. They only come in the day but exterminators know how to tackle them nasty critters. You can NOT listen to me if you want. I’m serious and I’m just doing what’s right and saving stress, headaches and money because this property and the management company don’t care as long as you pay that rent. Who’s paying any money to people who violate you willingly. Smh and the director is the worst. They are in the wrong business in my opinion. They KNOW I’m telling the truth too!!! Oh and they have the audacity to try and take ME to court as if i wanna live in roaches. I could not have moved fast enough dealing with these inhumane people. It doesn’t allow you to give zero stars so I had to give one star but they don’t deserve any stars.

During my tenancy at Abbey Pointe Apartments, I experienced multiple habitability issues and management responsiveness problems. I documented these concerns thoroughly with photographs, videos, and written notices.
Key issues included:
• Pest infestations (including roaches)
• Unsafe flooring and exposed tack strips
• Electrical problems, including inoperative outlets and GFCI concerns
• Plumbing leaks and ventilation issues in bathrooms
• Smoke and carbon monoxide detectors near expiration
During this period, a defective notice was issued first. Despite repeated documentation and requests, many concerns were not resolved for approximately five months, now going on six. Lawful rent payments were not accepted or answered, and defective notices remained unaddressed.
Abbey Pointe stopped providing pest control for about 42 days, during which we hired Orkin at our own expense. When Abbey Pointe resumed pest control, staff entered the unit without prior notice.
There was also a CPS referral connected to the tenancy, which was investigated and later closed.
Publicly documented actions related to my tenancy include:
• Complaints filed with the California Civil Rights Department (CRD) and HUD
• City of Stockton Notice of Violation requiring correction of unsafe or unaddressed conditions
• Civil filings in San Joaquin County Superior Court
Other tenants’ reviews indicate similar issues, suggesting ongoing management and maintenance challenges.
Advice for prospective tenants:
• Inspect units carefully before signing a lease
• Document all conditions with photos, videos, and written records
• Keep copies of all rent payments, notices, and correspondence
• Understand tenant rights under California law
