My maintenance request was submitted and the maintenance man was done within 2 hours. The repair was completed and the issue was resolved. Very effective response time.

Kay welcomed us from day one, and I honestly stopped looking anywhere else because of her. She made me feel comfortable, valued, and genuinely cared for. Her kindness and positive attitude made such a difference that I stopped searching elsewhere because I knew I was in good hands. I’m truly so sad to hear she’s leaving. If there’s any way to keep her, please do. Employees like Kay are rare, and the impact she has on people shouldn’t go unnoticed.

The build quality on these buildings is horrendous. Panel gaps for everything - baseboards, ceiling trim, window finish, cabinetry, peeling paint from wood on doors and walls, exposed nails on poorly finished panels. I could continue forever, but I will say why this matters. ANTS everywhere. It doesn’t matter if your apt is brand new or not there will be ants because nothing is properly sealed. These buildings were put up rapidly and trust me it shows.

Giving this place 2 stars because I genuinely love my apartment, the location, and how quiet the community is at night. Unfortunately, everything else has been a huge disappointment. If I were rating management, maintenance, and the trash valet service alone, it would be 1 star. I’ve lived here for about two years and have never had issues with parking, but the maintenance team and management have been consistently unreliable. The worst experience happened recently when my apartment’s keypad malfunctioned and locked me out. I called the front office and maintenance at least 15 times starting around 4:30 p.m. on a Wednesday, during normal business hours. No one answered the phones, no one was in the office, and I ended up having to sleep in my car because I couldn’t get into my apartment. Sadly, this wasn’t an isolated incident. Maintenance rarely responds to calls or emails. My dishwasher wasn’t fixed, so I ended up repairing it myself. I requested replacement blinds and was told they wouldn’t come because it “wasn’t an emergency”—they never came at all. Even when my toilet seat broke, I just fixed it myself because I had no confidence that maintenance would actually show up. It’s frustrating because this property has so much potential. The apartments themselves are nice, the location is great, and it’s a peaceful place to live. But the lack of communication, poor management, and unreliable maintenance make it hard to recommend. Residents shouldn’t have to fix their own apartments or sleep in their cars because no one is available to help during business hours.

I am writing to formally express my concerns regarding the management and maintenance operations at this property. As a resident and someone who personally relies on low-income housing, these issues are especially concerning to me. Based on what I have personally witnessed and what I have heard from multiple residents, there appear to be ongoing problems that are not being properly addressed by management. The maintenance supervisor, Jesus, appears to have a pattern of not completing work properly or in a timely manner. I have personally observed him spending significant amounts of time going to and from his apartment and leaving the property while he is supposed to be working. I have also observed other maintenance employees performing the majority of the work while he appears to be absent or uninvolved. From what I have witnessed, this has created an unfair workload for the other maintenance employees, despite them being the ones consistently doing the actual work. I have also observed frustration being directed toward those employees when work is not completed quickly enough, even though they appear to be carrying a significant portion of the workload. What concerns me even more is the apparent lack of accountability. From my perspective, these issues seem to continue without any meaningful disciplinary action or oversight from management. There are also serious concerns among multiple low-income residents regarding rent payments and three-day notices. I am one of those low-income residents, so I understand firsthand how serious it is to receive a notice claiming that rent has not been paid when you know you have made your payment. I have personally spoken with several other residents who claim they received three-day notices stating that their rent had not been paid, despite their having made their payments. Several residents have expressed concerns that their payments were submitted but were later claimed by the office to have never been received. I find the number of residents reporting similar issues extremely concerning and believe these complaints deserve to be investigated thoroughly. If payments are being received, deposited, or processed incorrectly, residents should not be placed at risk of eviction or given three-day notices due to administrative errors. This is particularly serious for low-income residents who may not have the financial resources to immediately resolve a payment dispute or find alternative housing. I am asking that these concerns be taken seriously and investigated appropriately. This should include reviewing the maintenance supervisor’s work performance and time spent on the property, as well as conducting a thorough review of the property’s procedures for receiving, documenting, and processing resident rent payments. As a low-income resident, I depend on this housing and expect the property to be managed fairly, responsibly, and transparently. Residents deserve competent management, accountability, and a safe and stable place to live. I hope these concerns will be addressed rather than ignored, and that appropriate action will be taken to ensure residents are treated fairly and that these issues do not continue.
