    ⭐️ 1 Star Our experience with this property management company has been extremely disappointing, and the lack of communication has been one of the biggest reasons we decided to move. We gave our 30-day notice more than 30 days ago and also submitted the required Notice to Vacate. As we approached our move-out date, I repeatedly emailed the management office to ask for the prorated rent amount for our final 10 days and to coordinate our pre-move-out inspection. Despite multiple attempts, I received no response. Then, shortly before our scheduled move-out, we received a Notice to Pay Rent or Quit posted on our door. This was incredibly frustrating, especially since we had been actively trying to communicate with management and had already submitted a payment based on our own calculation of the prorated amount because no one would provide us with the correct figure. The lack of communication and organization is unacceptable. Residents should not have to repeatedly chase management for basic information regarding their lease, move-out, rent, inspections, and security deposit. There have also been other serious management concerns during our tenancy, including an incident where inappropriate nude images were distributed to the entire resident community. Combined with the ongoing communication issues, it has been a very disappointing experience. We are simply asking for basic professionalism, communication, and accountability. Unfortunately, our experience has been the opposite. I would strongly encourage prospective residents to do their research and read reviews carefully before signing a lease.

    I have lived at Pradera shortly after they opened. While it was never perfect, it has gone downhill very quickly since the new management has taken over. It’s apparent this management does not care about community rules and when residents habitually violate the terms of their lease. There’s hardly any parking in the evenings. Residents use their garage for storage instead of parking leaving less available space. The alternative? Management tells you to rent a garage for several hundred more a month. People use handicap spots for parking who do not possess a handicap placard. People consistently make excessive noise and play loud music within the pool / hot tub area which can be clearly heard through the quad area. The walls, floors, and ceilings are paper thin. You can hear everything, especially through the ceilings. Residents allow their animals to defecate / urinate at the egress and ingress points and in the flower beds. I would do your research before signing a lease. The new management is awful and hardly present.

    My husband and I tour this community. We truly enjoyed the tour given by the Pradera team who were so kind and informational. The apartment community is lovely, the 2 bedroom floorplans are spacious, and the location of the community is breathtaking. We decided not to move from our current home, but if we need to move into the future we will definitely visit Pradera Apartments again.

    I have lived at this property long enough to see the difference between previous management and current management, and unfortunately the decline has been noticeable. Under the previous Property Manager, Stacey, the community was run much more efficiently. Maintenance requests were handled a bit more promptly, communication was better, and property standards were consistently enforced. Since the management transition, the overall experience has significantly declined. The biggest issue has been maintenance. Work orders can take up to a week or longer to be addressed, and in my experience, maintenance has marked work orders as “completed” in the resident portal even though the work had not actually been performed. I personally experienced this multiple times with the same repair before it was finally resolved after repeated requests and multiple visits to the leasing office. Residents should be able to trust that when a work order is marked complete, the issue has actually been fixed. Parking is another major concern. Handicap parking is frequently occupied by vehicles without valid placards, EV charging spaces are regularly used by non-electric vehicles, and there simply is not enough parking for the number of residents. As a result, many residents feel pressured into paying an additional $175–$225 per month for a garage just to have somewhere reliable to park. What’s even more frustrating is that management states garages are intended for vehicle parking and not storage, yet it is easy to see numerous garages being used exclusively for storage while vehicles remain parked throughout the community. Consistent enforcement of existing policies would likely help improve the parking situation. Another ongoing issue is that one of the property’s primary entrances has been closed and inaccessible for approximately two months. For such a major access point to remain unusable for that length of time is disappointing and creates unnecessary inconvenience for residents. The pet policy also needs much stronger enforcement. Many dog owners allow their pets to urinate directly in front of building entrances instead of using the designated pet relief areas, and many fail to pick up after them. As a result, several entrances frequently smell strongly of urine. This has been an ongoing issue for months, yet there has been little visible effort to address it or remind residents of their responsibilities. I genuinely want this community to succeed because it has many positives, including a convenient location and attractive amenities. However, management must improve accountability, enforce community rules consistently, and restore confidence that resident concerns will actually be addressed. I hope this feedback is taken constructively and results in meaningful improvements for everyone who lives here.

    We were locked out after normal business hours so we called the emergency maintenance line. We spoke to two very nice people and within 45 minutes, Abdul showed up and let us in. Very helpful and fast. Thank you!
