    I have lived at this property long enough to see the difference between previous management and current management, and unfortunately the decline has been noticeable. Under the previous Property Manager, Stacey, the community was run much more efficiently. Maintenance requests were handled a bit more promptly, communication was better, and property standards were consistently enforced. Since the management transition, the overall experience has significantly declined. The biggest issue has been maintenance. Work orders can take up to a week or longer to be addressed, and in my experience, maintenance has marked work orders as “completed” in the resident portal even though the work had not actually been performed. I personally experienced this multiple times with the same repair before it was finally resolved after repeated requests and multiple visits to the leasing office. Residents should be able to trust that when a work order is marked complete, the issue has actually been fixed. Parking is another major concern. Handicap parking is frequently occupied by vehicles without valid placards, EV charging spaces are regularly used by non-electric vehicles, and there simply is not enough parking for the number of residents. As a result, many residents feel pressured into paying an additional $175–$225 per month for a garage just to have somewhere reliable to park. What’s even more frustrating is that management states garages are intended for vehicle parking and not storage, yet it is easy to see numerous garages being used exclusively for storage while vehicles remain parked throughout the community. Consistent enforcement of existing policies would likely help improve the parking situation. Another ongoing issue is that one of the property’s primary entrances has been closed and inaccessible for approximately two months. For such a major access point to remain unusable for that length of time is disappointing and creates unnecessary inconvenience for residents. The pet policy also needs much stronger enforcement. Many dog owners allow their pets to urinate directly in front of building entrances instead of using the designated pet relief areas, and many fail to pick up after them. As a result, several entrances frequently smell strongly of urine. This has been an ongoing issue for months, yet there has been little visible effort to address it or remind residents of their responsibilities. I genuinely want this community to succeed because it has many positives, including a convenient location and attractive amenities. However, management must improve accountability, enforce community rules consistently, and restore confidence that resident concerns will actually be addressed. I hope this feedback is taken constructively and results in meaningful improvements for everyone who lives here.

    We were locked out after normal business hours so we called the emergency maintenance line. We spoke to two very nice people and within 45 minutes, Abdul showed up and let us in. Very helpful and fast. Thank you!

    My tour has been rescheduled 3 times if this is what I have to experience before moving in I could only imagine with dealing with people in the office when living there I’m just going to take it as a sign not to waste my time because the reviews clearly speak for them self

    Pros: Amenities and maintenance team. Cons : Ran into many issues with payments being delayed or not processed by management very stressful. Do not leave negative reviews while you live there you will get retaliated against for expressing your opinion.Loud upstairs neighbors addressed many times but issue was really bad, ended up just leaving instead. I was locked out one day out of my apartment and was unable to get help. I paid 200 dollars for a locksmith because my key Fob was not working. Make sure you document everything. They are nice when you first move in but if you ask a lot of questions it may change

    Updated 5/16/26. The parking has gotten worse. People leave abandoned vehicles parked for months. And people park in handicap stalls without a handicap placard or just park blocking the roadway. Still nothing being done to address the issue. Pros: Pradera is a beautiful complex and well maintained. Staff is friendly for the most part. It’s located in a convenient area and is safe and secure. I like the secure access to get into the building. Everything is brand new and the apartments are modern, spacious and beautiful. The pool, spa, and leisure area is spacious and well maintained. The grills, fire pits, and cabana are a huge plus. The complex is located next to several walking trails, parks, and schools. The gym is modern and has decent equipment to get a good workout in. The maintenance team works hard and fulfills request in a timely manner. They are also very friendly. This complex is also pet friendly, which is a huge plus. Cons: The building wasn’t constructed with the the most noise reducing material. You can hear nearly everything your upstairs neighbors are doing. Sometimes it’s not even their fault, it’s just the poorly selected building material used. There are several times when it is just inconsiderate residents. Quiet hours aren’t followed consistently. A few nights a week people lounge in the pool area and even with the windows closed, you can still hear them. The no smoking policy is not followed. Marijuana smoke fills one of the rear stairwells and hallways weekly. Parking is out of control. There aren’t enough parking stalls for every resident and residents will use the handicap stalls at will, even without an appropriate placard. The solution from management, get a garage and pay a few hundred more a month. Well not everyone parks in their garage, and some use it for storage, which is unacceptable. I have had to park in the adjacent apartment complex’s lot and risk being towed. Residents do not pick up their animal waste and the flower beds are filled with animal feces. Some residents allow their animals to urinate outside of the access doors leaving the smell of urine for everyone. Trash is left outside the trash rooms, hallways, and occasionally the parking lot. I’ve spoken with several residents who have stated they have complained, but they don’t feel heard. For how expensive it is to live here, you would think the rules and regulations would be enforced better. Management has sent out several emails stating they will take action, but never do. They’re all empty meaningless attempts to get residents to adhere to the guidelines. A new manager has just been temporarily assigned. I’m hoping that may bring some meaningful change. This place has a ton of potential to be a top tier apartment complex. Obviously management can’t babysit grown adults. A little more enforcement of the guidelines and regulations would be nice. Overall, for an apartment complex, this is probably one of the better places to live. They just have some kinks to work out.
