We lived at The Edison Apartments in San Mateo and it ended up being one of the most frustrating rental experiences we’ve had. What is marketed as “luxury living” turned out to be constant maintenance issues, poor communication from management, and unnecessary disputes over charges.
For the price they charge, the reality was incredibly disappointing.
Management:
Management is extremely difficult to reach. Office hours are posted, but it’s rare to actually find someone in the office. Emails and concerns often go unanswered, and getting help with even basic issues can take far longer than it should.
Maintenance:
Maintenance problems were often handled with quick cosmetic fixes rather than proper repairs. For example, mold issues appeared to be painted over instead of actually treated or removed. Some vents in the building were even painted shut, making it impossible to properly clean them.
We also discovered that the inside of our heater had been spray-painted. Every time we tried to turn it on, a strong chemical smell filled the apartment. Because of this we couldn’t safely use our heater during the time we lived there. Turning it on meant filling the unit with what smelled like paint fumes, which meant we were basically forced to choose between being cold or breathing in chemicals.
Move-in condition:
Despite the “luxury” branding, the apartment clearly had not been properly cleaned or prepared before move-in. If we hadn’t pushed for things to be addressed, we likely would have been stuck living with it.
Building conditions:
• Elevator permits posted inside appeared to have been expired for years.
• The courtyard frequently smelled like dog waste and trash.
• Water shutoffs happened regularly due to plumbing issues.
Packages:
Package handling was chaotic. Even though lockers exist, delivery drivers often don’t use them and packages get left sitting out in common areas where they can easily disappear.
Entry system:
There are no physical keys — everything is controlled through an app. If the app glitches or management accidentally removes your access(which does happen), you can end up locked out of your own apartment with no way inside and no one available to help.
Noise and insulation:
Walls are extremely thin and poorly insulated. You can hear neighbors easily, garbage trucks arrive early multiple mornings each week, and heating struggles to keep units warm.
Fire alarms:
False fire alarms seem to happen regularly, sometimes in the middle of the night.
Security deposit issue:
When we moved out, we spent eight hours deep cleaning the entire apartment ourselves because the move-out paperwork clearly gave us the option to clean the unit ourselves instead of paying for the building’s cleaners.
Despite that, when our deposit was returned they withheld $210 claiming it was a cleaning fee and that professional cleaners were required. That requirement was never stated in the lease or the move-out paperwork.
After going back and forth with management and pointing this out, they told us the $210 would be returned — however, it has now been over two months and we still have not received that money back.
For a building charging $3,000–$4,000 per month, residents should expect professionalism, proper maintenance, and basic transparency. Instead, our experience was constant issues and frustration.
At this point, it’s hard not to feel like tenants are being taken advantage of.
Based on our experience, I would strongly encourage anyone considering The Edison Apartments San Mateo to read the resident reviews very carefully before signing a lease.
