    I have been a resident at Sofi waterford Park Apartments complex in San Jose, and I feel compelled to share my experience to help prospective tenants make an informed decision. For several years, the property has experienced ongoing mail theft. Despite repeated incidents, there does not appear to have been an effective long-term solution to protect residents' mail, personal information, and packages. Even more concerning is the current cockroach infestation. The problem has become widespread, and based on what I have observed, the current pest control efforts do not appear to be sufficient to eliminate the infestation. Cockroaches are known to carry bacteria and other disease-causing organisms that can contaminate kitchen surfaces, food, utensils, and household items. They can also trigger allergies and asthma, particularly in children, older adults, and individuals with respiratory conditions. I was advised that, due to the severity of the infestation, pest control would need to spray my apartment on a weekly basis. Rather than giving me confidence that the issue is under control, this recommendation has increased my concerns. It leaves me feeling caught between ongoing exposure to the health risks associated with the infestation and repeated exposure to pesticide treatments inside my home. While I understand that pest control is necessary, frequent chemical applications should not become a substitute for resolving the underlying source of the infestation. An infestation of this magnitude requires more than routine spraying—it requires a comprehensive extermination strategy, identification of the source of the infestation, building-wide treatment where necessary, and thorough sanitization of affected areas. Without addressing the root cause, residents remain at risk of continued exposure to unsanitary conditions, food contamination, property damage, and recurring pest problems. Many residents cannot simply move because of the financial burden of breaking a lease or relocating. In addition, untreated infestations can spread through personal belongings, potentially affecting future homes and neighboring communities. I sincerely hope management takes these issues seriously by implementing stronger security measures to address the ongoing mail theft and investing in a comprehensive pest eradication and sanitization program. Residents deserve a safe, clean, and healthy place to live, and these concerns warrant immediate attention.

    I rarely leave negative reviews, but our experience at Sofi Waterford Park has been one of the worst renting experiences we’ve ever had. Before we signed our lease, we were told this was a well-maintained, luxury community. During our tour, management painted a picture of a clean, safe, and professionally managed property. Unfortunately, what we were promised and what we actually experienced were two completely different things. The parking situation is terrible. Finding a parking space, especially in the evenings, is a daily struggle. Guests have an even harder time, and there never seems to be a realistic solution from management. The pest problem has been unacceptable. We’ve dealt with ongoing pest issues that should never exist in a property charging this much in rent. It has been especially concerning while raising a young child and during my pregnancy. Maintenance issues have been another constant frustration. We experienced problems with our hot water, and repairs were delayed or met with excuse after excuse. We were often left waiting for problems to be addressed while still paying premium rent. One of the most frustrating issues has been the number of stray and outdoor cats throughout the property. Cats regularly roam the complex, urinate on residents’ patios, and leave a mess behind. At one point, a cat had kittens on our patio. When we contacted maintenance for help, we were told it wasn’t their problem. When our belongings were damaged because of the cats, management’s response was simply to “submit an insurance claim.” Instead of addressing the source of the problem, they shifted the responsibility onto residents. Communication from management has been consistently disappointing. Concerns often go unanswered, follow-up is lacking, and many of the promises made before we signed our lease were never fulfilled. We relied on what we were told during the leasing process, only to find that the reality was completely different. The only reason this review isn’t one star is because of Hugo and Miguel. They have always been respectful, professional, and genuinely tried to help whenever they could. They deserve recognition because they have done far more for residents than anyone else we’ve dealt with. If it weren’t for Hugo and Miguel, this place would be an absolute disaster. If we weren’t locked into a lease, we would have moved out already. No one paying this much in rent should have to deal with constant parking issues, pests, maintenance delays, stray cats, and poor management. We expected honesty and a well-maintained community, but that’s not what we received. I strongly recommend that anyone considering Sofi Waterford Park tour the property at different times of the day, read recent reviews carefully, and get any promises made by the leasing office in writing before signing a lease.
