My husband and I have lived here for four years, so I want to make something clear: this review is based on our experience OVER TIME. This is not me writing an angry review because of one bad day or one incident. We have watched this property and its management change over several years, and unfortunately, it has continued to get worse. I genuinely cannot wait to move out. If you're considering renting here, RUN. One of the main reasons we stayed this long was Fernando and Jose from maintenance. Those two practically RAN this place and were more responsive and helpful than the office staff. They knew the building, cared about residents, and actually got things done. My understanding is that when new management took over, they would not match their wages, and they were ultimately let go. Since then, the decline in this property has been extremely noticeable. The mailroom is one of my biggest complaints. It is locked and only accessible during office hours. They used to be open seven days a week, but now they're closed Sundays. If staff is late or the office is closed, you simply cannot get your packages. I recently had important medication requiring refrigeration delivered on a Sunday and COULD NOT ACCESS IT. I've also had issues accessing important letters and even flowers I ordered for my wedding. People work during normal office hours, residents need reasonable access to their own deliveries. Once, several of my packages accumulated because of these limited hours. When I finally picked them up, a woman in the management office told me I had a “mental problem” because I had done so much shopping. Completely inappropriate. What I buy with my own money is none of management's business. The property itself has gone downhill. We have ants, areas smell, the garden looks dry, and the dog relief area that used to be clean and stocked with waste bags hasn't had bags in months from what I've observed. I bring my own, but it shows the lack of upkeep. The amenities aren't much better. The “quiet” community work area is often extremely loud. There's a pool table, but they removed access to the pool balls. The community printer frequently has no paper. We used to have security and now we don't, despite it still being advertised. The rooftop used to be first-come, first-served; now they charge a rental fee to reserve it. Meanwhile, we're currently dealing with a clogged sink, another sink with barely any water pressure, ants, and a leaking washing machine. Communication and follow-through are terrible. Management keeps changing, services keep decreasing, and amenities keep becoming more restricted, yet they have no problem raising the rent 7% each year . And please spare me the generic “We're sorry to hear about your experience” response. After four years, I don't want apologies. Residents want ACTION: adequate staffing, accessible packages, functioning amenities, responsive maintenance, cleanliness, and management that actually cares. Fernando and Jose proved this building could be properly maintained. Losing them was a huge loss. Four years was enough. We pay more and keep getting less. I am completely fed up and cannot wait to leave. If you're thinking about renting here: RUN.

Terrible! Terrible!! Building. They say Folsom has fewer homeless people, but this building is worse than the street. It is practically throwing a giveaway party for anyone off the street. Someone placed a box marked “FREE,” filled with gloves and other items, directly beside residents’ mailboxes. Free stuff inside a supposedly secured mailroom is the exact opposite of keeping unauthorized people out. The building might honestly be safer with nothing inside and no security than with this false security system actively giving outsiders a reason to enter. Residents leave unwanted goods, open boxes, packaging, and random junk throughout the common areas. Management and security see it and allow it. Even Avalon on Mission Street is much better because its rules are actually enforced. The sheer number of warning signs throughout the building says everything. Management appears more focused on minimizing liability than maintaining the property or enforcing its own rules. Don’t believe me? Ask how long the current management team has been here. The answer has consistently been “about six months” for the past five years. The constant turnover tells you everything. Examine the reviews carefully too. Many positive reviews are vague or simply praise one maintenance interaction. Negative reviews describe specific, recurring problems and often include photos. There is very little concrete evidence that this is a well-managed building. Do not take my word for it. Look at the photos, walk through the common areas, count the signs, and judge for yourself.

MANAGEMENT: DO NOT RESPOND TO THIS REVIEW WITH A GENERIC APOLOGY, OR A CLAIM THAT YOU “take these concerns seriously.” DO NOT BE DECEIVED BY THE PHOTOS OR LOCATION. Repeated criminal activity records, discriminatory treatment concerns, and constant management turnover make this building completely unacceptable. Management’s treatment of residents who raise concerns has felt PUNITIVE, INTIMIDATING, AND RETALIATORY rather than protective. Residents reporting safety, property, racial, or other discrimination concerns should receive corrective action, not hostility, interference, or escalation from the people entrusted with managing their homes. Most recently, after I attempted in good faith to de-escalate ongoing issues, a property manager threw trash or debris onto my apartment door mat. I preserved video documenting the incident. During my time here, I have personally documented and reported repeated fire-safety hazards. Residents have also raised serious complaints involving criminal activity and building security. These are not minor inconveniences. They affect whether residents are safe inside their own homes. I have formally raised concerns involving discrimination and unequal treatment with the California Civil Rights Department and San Francisco Rent Board. My filings have been assigned official case or reference numbers, and the matters remain pending. Management has changed approximately five times within one year, and residents have now been told another transition is coming within two weeks. Accountability disappears with every turnover while unresolved problems remain. Sentral Property: You already have the reports. Unless your response identifies the specific corrective actions taken, the responsible parties, and completion dates, DO NOT REPLY. DO NOT post automated language, a generic apology, or an attempt to reframe documented conduct as a misunderstanding. Prospective residents: PROTECT YOURSELF, review the building’s complaint history, and find somewhere with safer, more stable, and more accountable management. DO NOT BE DECEIVED.

I lived at 923 Folsom for two years before relocating to Seattle, and I had a great experience. The building is well maintained and has good amenities. The staff really made a difference. Dean, Gerlynn, and Fernando were always friendly, responsive, and helpful, which made the community feel welcoming and easy to live in. I also appreciated having someone at reception most nights, which helped feel safe. The SoMa location is very convenient, with easy access to transit, restaurants, groceries, and downtown. I would definitely recommend 923 Folsom.
