Vendors take caution! Colleen McDade, the owner of Investment Safe Properties is very unprofessional. She will pay her invoices when she's good and ready. And when you politely remind her of your terms, she will attack you and leave your business a 1 star review.

If you’re a military family, you already know, PCS’ing is part of the life. But that doesn’t make it any less stressful… especially when you’re trying to find housing on a tight timeline.
When we were relocating to San Diego, the waitlist for housing was over 9 months and we had less than 4. It felt overwhelming, to say the least.
Another military family referred us to Investment Safe Property Management, and that connection truly changed everything for us.
From the very first conversation, they met us with warmth, understanding, and genuine care for our situation. They took the time to listen, learn our needs, and help us navigate a timeline that felt almost impossible.
We submitted an application, hoping something might open up—and then, by what honestly felt like perfect timing, a tenant gave notice just a few months later. They immediately reached out to us with all the details, answered our questions about the area (since we were completely unfamiliar), and made sure it was a good fit for our family—including our pets.
We signed the lease the very next day.
But what truly stood out was how they went above and beyond for us. Our household goods were scheduled to arrive before we did, and because our lease was already in place, the landlord allowed us to move everything in early. That level of understanding—of military life, of the chaos and moving pieces—meant more than I can put into words.
Every repair was met and handled in a timely manner and clearly communicated to us the solution and timelines for all things required to get done. We’ve now been in our home for 2.5 years, waiting to see where the next set of orders will take us. And through it all, we’ve been so grateful for where we landed.
To be treated with professionalism is one thing but to also be treated with care, empathy, and real understanding of this lifestyle? That’s rare.

I lived in a property managed by this company for nearly 2 years, paid rent on time, often paying months worth in advance. Low-maintenance tenant.
When communication was necessary, it was consistently poor. I was explicitly told that communication could not happen by phone “only in writing,” which I have never experienced with any other PM. Even then, emails often went completely unanswered requiring multiple follow ups.
A maintenance request submitted at move-in was never addressed.
I began receiving multiple three-day notices. The latest one demanding actions not stated anywhere in my lease. When I pushed back and asked to be shown where these rules existed in my lease, the demands were quietly dropped.
Example: A three-day notice stated “every single item” had to be removed from the fenced yard I rented. Items like outdoor furniture, seasonal décor, even tools used to maintain the yard despite the lease stating I was responsible for yard maintenance with no alternative storage provided. I asked if this rule was being applied equally across the property. I lived in the granny flat, shared a wall with the other tenants who had similar items in their yard. The question was never addressed and the demands were again quietly dropped. When I asked those tenants over the span of 2 weeks if they’d received a similar notice, their answer remained a “no.”
The refrigerator supplied was extremely old and caused food to spoil within days. I temporarily put in my own standard refrigerator, safely stored theirs, offered photos and documentation of its safe keeping and agreed to return it upon move-out. My request was refused immediately and without consideration. When I raised concerns about food safety, I was instructed to return their appliance immediately.
Another concerning issue: an outlet near my bed began smoking. I immediately called the fire department, preventing a fire due to my quick action. Their electrician confirmed the cause was old aluminum wiring and poor breaker design, not anything I had done as a tenant and certainly not my standard appliance/refrigerator. I was served a three-day notice falsely claiming there had been an “electrical fire” caused by my refrigerator which was on an entirely different breaker. This was factually incorrect and directly contradicted by the electrician.
The electrical system was so poorly designed that using a basic hair dryer consistently tripped up power to most of the unit, damaging my high-end Dyson blow dryer. When I raised this issue, I was told it was not their responsibility and that renters insurance should cover it.
Over time, the volume and nature of the notices and demands felt excessive and intimidating, particularly when they were not supported by the lease.
I provided a valid ESA letter from my licensed medical provider then I was finally approved to adopt a rescue dog after being on a waitlist for 9 months. Despite submitting valid documentation, my ESA was repeatedly referred to as a “pet.” I was told the letter could not be validated after they attempted to directly contact the doctor I was no longer seeing and despite legal documentation being already provided. The accommodation was ultimately approved nearly a year later and only after I had given notice that I would be moving out using the same documentation originally provided.
What stood out to me here is many of the positive reviews appear to come from property owners whose investments are managed by this company while the one-star reviews are from renters describing similar experiences to mine.
In my experience, the priority appears to be protecting owners’ interests, at the expense of tenant communication, tenant safety, and fair treatment. While that may work for property owners, renters should be aware of this dynamic.
Property Owners: these tactics come with reputational and turnover tradeoffs.
I strongly caution owners before hiring and renters before signing a lease with this company.
Housing affects a person’s safety, stability, health, and livelihood. We are people, not line items.
