    I had a great experience working with Manuel on my AC unit replacement. He was extremely responsive throughout the entire process, provided consistent updates, and did an excellent job explaining the issue and the work that needed to be done. His knowledge and professionalism were evident from the start, and he handled the replacement efficiently and effectively. Beyond his technical skills, he was genuinely friendly, helpful, and clearly cared about making sure the job was done right and that I was taken care of. It’s rare to come across someone who combines strong expertise with such a positive attitude and genuine desire to help. Any company would be fortunate to have someone like Manuel on their maintenance team. I highly recommend him and appreciate all of his hard work!

    I would not recommend renting from Income Property Advisors. I'm giving my experience one star (I would give less if I could) due to poor communication, a lack of accountability, and utility billing practices that lacked transparency. The company uses a utility allocation formula rather than individually metered services, and I often found the charges difficult to understand or reconcile with my actual usage. For example, as a single occupant in a studio apartment, I was charged nearly $85 per month for trash service while sharing a dumpster with approximately 15 other residents in the complex. What was most disappointing was the lack of meaningful support when serious concerns arose regarding my safety and the safety of my cat while living at one of their properties. The property was advertised as pet-friendly, yet when ongoing issues involving another resident and their dog created safety concerns, I felt my concerns were not taken seriously. Despite bringing these concerns to management's attention multiple times and making repeated attempts to address the situation through the proper channels, very little effort was made to resolve it. After repeatedly raising concerns about my safety and well-being and feeling that no meaningful action was being taken, I ultimately decided that moving out was the best option. What made the situation even more frustrating was that despite the ongoing safety concerns I had documented and communicated to management on multiple occasions, I was still required to pay a lease-break fee in order to leave the property. Prospective renters should pay close attention to how utilities are billed and how tenant concerns are handled before signing a lease. Based on my experience, I would not rent from this company again.

    I’m a current resident and have had nothing but a terrible experience with this apartment management. They are not tenant-centered at all and seem far more focused on collecting money than actually taking care of residents. Even small maintenance work orders come with extra charges, which is frustrating considering the rent already being paid. Communication is another major issue. Emails and voicemails are consistently ignored unless it’s convenient for them. Residents are left without answers or support when problems come up. One thing that stood out to me is that after your first year, they automatically move tenants to month-to-month leases. It feels like this is because of the extremely high turnover rate at the property. Overall, I would strongly recommend avoiding this place if you value responsive management, fair treatment, and a positive living experience.

    I’ve been with income property for awhile now and everytime I need a maintance issue, Manuel comes out and does the job correctly. Always nice and cordial and have some conversation with him.
