There’s no central AC, the European looking split system on the wall will shut down once it reaches certain temperature AND it won’t turn back on automatically unless you manually turn it on again in all rooms. Bathrooms have zero way to cool it down because there’s no AC or AC vent, you’ll be leaving the shower sweaty. Maintenance will make an idiot out of you by claiming the filters need to be changed for it to work and cool non-stop but the thing wasn’t meant for it because it’s not central AC. Elevator will quit during high moving season, so be prepared to take the stairs. Since those are lofts, you’re climbing double the normal staircase to account for 2 floors instead of 1. Your ceiling fan WILL act funky and play with you. Imagine it’s 2am and it suddenly turns on by itself. They did re-programmed the remotes but it didn’t help because the building was wired fast without quality.
Asset Living is the national REIT and you are just an account number that needs to cashflow, so expect that cold corporate treatment from start to finish. At least they suck consistently, hence the 1 star. The new property manager, Michaela “Pick Me” Owens, is there just once per week and she manages 4-5 other buildings in the area. Unless you reach out to FPI’s corporate office in Folsom, CA she won’t return your calls or reply to your emails. Mercedes was much, much better! The only decent person that’s left there is Mark, that guy was cool all the way and we appreciated him so much.
TACO administration is making gas more expensive, more people own an EV and them Bay Area transplants are moving here with their EVs but the place only got 2 level 2 charging stalls. The management doesn’t enforce that parking space at all, so be prepared for chronic irritation of an ICE car parked overnight at an EV charging spot preventing you from charging.
The 13th Street SacRT station never stops without fail. Rail and train noise is present 24/7 including all holidays. The police cars and Sac City maintenance trucks are the major nuisance because they always block an ally making it hella difficult to enter the parking lot in the back. Oh, you think you’re safe because you ain’t got no car but your bike? Hell nah dawg, when I was there the homeless broke in the bike room twice during that year. Package delivery is hit or miss depending on if the delivery person is using their brain or not to look up the gate code. Ain’t nobody ever there to open up the door, so your meds are delivered on time.
Since it’s Downtown, there are SO MANY unhoused people and some of them are mentally ill that need help. While it’s the management’s fault but that area is always loud. The unhoused are often fighting, shouting, throwing things, screaming and shooting drugs right by the back gate in the ally. This is not something the management can do but women need to be aware of that risk living there. During our stay, someone who lived across the street got sexually assaulted by the unhoused while walking around with her babies, they then moved to Lincoln, CA and I don’t blame them.
If you got kids this is not the best place. The R Street is right behind the building. Starting Thursday night to Sunday night, like clockwork, the loud music and partying is there past 10pm. I hope you like loud base shaking your windows at midnight. Come some major holiday or celebration, they go the extra mile and shut down the street so getting to your parking lot is painful. It’s primarily wanna be hipsters and nepo babies with rich parents who inhabit the building. Most are cool, some are loud and socially awkward. The apartments are already tiny and certain people have big ass dogs living with them that bark almost 24/7, so buying the ultra sound gun with long range might serve you well because it’s instantly shuts the freaking dog off. If the owner ain’t training the thing to be quiet, you’ll have to. If you’re under 30 without a wife and a kid then this will remind you of your dorm back in college except it’s luxury and expensive one.
I wanted to leave an honest review for anyone considering The Luella because living here was nothing like what was advertised.
On-site management is basically non-existent. The office is rarely staffed, and getting an email reply for simple questions is nearly impossible. When we moved out, they sent an expired link for our deposit breakdown and completely ghosted every message until I finally went above their heads and emailed Asset Living corporate directly. If you get packages delivered, expect them to be missed, lost, or left unattended because no one is downstairs.
If you drive an EV, don't count on using their charger. People park there indefinitely with zero turnover, and management doesn’t monitor or enforce it at all. We constantly had to leave and pay at public chargers anyway.
The AC and electrical setup drove us crazy:
There is no central AC. On hot summer nights the unit shuts off before cooling properly, and you have to wake up sweating to turn it back on manually. Maintenance tried to fix it, but it never worked right.
The smart switches/remotes cross frequencies with neighboring units. If your neighbor changes their ceiling fan speed, it changes yours. We had lights randomly turning on in the middle of the night because our neighbor was using their controls.
The soundproofing is practically zero. You can hear every single step upstairs—it literally sounded like people were stomping directly inside our living room all day long.
Outside isn't much better. Because it’s right by the transit station, it’s noisy 24/7 with a lot of shouting at night and ongoing safety issues right outside the property. The driveway to the parking lot is constantly blocked by transit maintenance or emergency vehicles, making it a headache just to pull in.
Save yourself the stress, the sleepless nights, and the awful communication. Look somewhere else.
