🚨 AVOID LUXURY ESCROW: Unethical, Incompetent, and Under State Investigation!
If you value your money and your sanity, take your real estate transaction elsewhere. This company operates with zero integrity, ignores legally binding contracts, and gaslights its clients. Here are their three unforgivable sins:
1. Holding Massive Escrow Funds Hostage & Extreme Arrogance:
The Escrow Officer (Krissa) weaponized our massive six-figure proceeds, threatening to hold our money indefinitely over a fabricated tax rule she completely misunderstood. When we relayed our licensed CPA's instructions, Krissa was extremely hostile. She arrogantly stated she has "25 years of experience," that she "does not need anyone to tell her what to do," and that as the escrow officer, she "knows best." She chose her own ego over federal IRS regulations.
2. Unauthorized Charges & Ignoring Signed Contracts:
They illegally deducted funds from our seller proceeds to pay for the Buyer's private fees, directly violating our mutually signed Escrow Amendment. When confronted about this unauthorized charge, Krissa dismissively told us to "go check anywhere, ask anyone, this counts as a closing cost and must be split 50/50," blatantly ignoring the actual legal contract sitting right in front of her.
3. Management Deflection, Smears & Gaslighting:
When caught, the manager (Irfan) refused a refund and tried to justify misappropriating our money with a fake "discount" we never asked for or negotiated. Even worse, Irfan twisted the facts to cover up his staff's gross negligence, falsely accusing me of "disrespecting the ladies." Using gender as a shield to smear a client and hide your own company's professional incompetence and breach of contract is manipulative, pathetic, and an absolute insult to actual hardworking professionals.
A formal complaint has been filed with the California Department of Financial Protection and Innovation (DFPI), and they are currently facing regulatory action for breach of fiduciary duty.
Do not trust Luxury Escrow with your hard-earned money. Save yourself the nightmare!

I just wanted to share my experience with Dusty from Luxury Escrow. She is extremely professional and as a realtor and a home seller I was glad to have her services. She never failed to answer any questions I had and always with a speedy response. Even when we had a few bumps in the transaction Dusty always kept her professionalism and was the calmest person in the (virtual) room. Would without question use her services again!!
