Please avoid this place. The A/C is terrible. I have to close all the vents except for one room just to get a tiny amount of air. I was sweating inside the apartment, but every time the technician came, he insisted that the A/C was working properly and refused to acknowledge the problem. Overall, it was a very uncomfortable experience, and I would not recommend this place.
i hope i can give them zero star

I’d like to say thank you to the property manager, Courtney, and the property management company, CTL Management, for making a favorable decision on my application despite the fact that:
1. The prescheduled apartment tour was never provided or offered by the local leasing office
2. Staff was incredibly hostile and dismissive
3. The property manager, Courtney, couldn’t even be bothered to introduce herself to me by name or title
4. I had to speak to corporate to get anything done like receiving the option to schedule another tour of the apartment
and last but not least
5. When I told the property manager, Courtney, I had to contact corporate due to the extremely poor customer service I was receiving at the local leasing office, she suggested I cancel my application after I’d already paid $100 in non-refundable screening fees
Based upon my own personal experiences during the application process and several extremely concerning recent tenant reviews I’ve read here, today was perhaps the luckiest day of my life. I found another place to live, and received a denial letter from Zinfandel Village Apartments!
Lived here for three years from 2023-2026 and it was a decent place to live with a few exceptions… the units are equipped with single pane windows and the worse part of all this is that they will steal all of your direct deposit when you move out. The reason I am writing this review. From a $500 deposit, they refunded me only $40. They’re looking for any reason to keep your money. After spending hours of cleaning, they still claimed they found dirt and debris. They blamed me for defects that were already there prior to my move in like a dent in the bedroom door and a tear in the screen. I even had maintenance fix some of the issues while I lived there like a broken kitchen light and a loose shower knob. So to make it seem like I wasn’t a good tenant is disrespectful. I knew I wasn’t going to get all of the $500 deposit but to only refunded $40 is a big joke. My advice to any tenant is to not even bother to clean when you move out, they’ll just take your deposit anyway. They’ll looking for any excuse to scam you.

Negative/5 Stars
I usually never write negative review but I have a moral obligation to warn everyone!!
Absolutely the worst apartment experience I have ever had. I would never recommend this place to anyone.
Management is rude, unprofessional, and nearly impossible to reach. They constantly changed management companies, and every time I had a question, I was told to contact CTL Management regarding my move-out details and security deposit. I called repeatedly, left countless voicemails, and tried for months to get answers. Nobody ever responded.
After moving out, they kept my entire security deposit and never properly explained the charges. Even worse, I later discovered that an alleged balance had been sent to collections. Despite all of my attempts to contact them and get information, no one communicated with me or gave me an opportunity to address the issue before it affected my credit.
The property itself is old and poorly maintained. The air conditioning was terrible, especially during extreme heat, and maintenance concerns were not adequately addressed. I also had serious concerns about the overall condition of the building, including possible exposure risks related to lead in older housing materials, which was especially worrying with children and safety in mind.
Living conditions were frustrating and stressful. The most shocking part was finding out years later that I had been sent to collections after being ignored every time I tried to get answers.
My advice: document everything, save every email, take photos, keep records of every payment, and monitor your credit reports closely. Based on my experience, renting here was one of the biggest mistakes I have ever made.
If I could rate this 0 I would.
I am writing to formally document a serious safety incident and an act of physical assault that occurred at the pool area on 6/11/2026. This letter is to correct the record regarding the behavior of specific residents and to address the initial response from management.
The Incident
While my sister and her two children were utilizing the pool amenities, a resident entered the water forcefully and without visual confirmation of the surrounding area. This resident struck my nephew (age 7), who was in the shallow end, directly on the neck and back. The child immediately exhibited signs of pain and distress.
The Escalation
Rather than apologizing or checking on the child's well-being, the resident and her companion became aggressive. They approached my sister, who was seated and comforting her injured son, and began shouting criticisms regarding her and her children. Despite my sister remaining calm, the resident physically struck her on the side of the face while she was holding her child, creating an immediate risk of further injury to the boy.
Management Response
My sister and I immediately sought assistance from the leasing office. Upon initial review, we found the management’s response lacking:
Denial of Facts: Initially, the office staff claimed that the resident did not strike the child. But camera footage showed otherwise.
Unfounded Counter-Claims: Management stated that the aggressors claimed my sister had directed a racial slur at other children. I can confirm, as a witness, that no such words were spoken by my sister; this claim appears to have been a fabrication used to deflect from the resident's negligence and assault.
Video Evidence: Upon reviewing the security footage with the police and the husband of the victim, the video clearly contradicts the initial verbal claims. The footage confirms the resident jumped onto the child and that a physical strike occurred against my sister.
Current Status
A police report has been filed regarding this incident. While the police acknowledged the assault, we are disappointed that the apartment management was not more proactive in validating the facts immediately and instead choosing sides.
Conclusion
It is unacceptable for residents to feel unsafe in the common areas of their building. My sister, a paying resident, should not be afraid to use the pool due to the aggressive conduct of others or the dismissive nature of the office staff. We request that this incident be formally noted in the resident's file and that future enforcement of pool safety rules be strictly applied.
If office does not take any actions towards safety of the place then legal actions will be taken and there will lbe a request for compensation for the physical assault and my nephew's back that is all blue because the lady jumped on him.
To anyone else reading this, please don't rent here and dont pur yourself and your family at risk. The apartments already have bad reputation and low reviews state so much about thw place. And this review is based on one scary and violent experience that was left injustice but there are so many other issues, like mold, neighbors smoking from below apartments and the little kids in my sister apartment are having to deal with 3rd hand smoke.
Absolutely do NOT recommend. Dangerous and dishonest!
