  Our experience at Avion was extremely frustrating. During our time there, we encountered roaches throughout the apartment. They were physically crawling on the walls, crawling out of drains, and crawling in and around light fixtures. We spent our own money trying to address the problem and repeatedly communicated our concerns to management. The pest issue was not limited to our unit. When walking our dog at night, we regularly had to use flashlights to avoid stepping on roaches outside because they were everywhere. On our second day living there, the City of Rancho Cordova came to the property for a walkthrough after receiving complaints about conditions at the complex. Management told us the issues were being addressed, but unfortunately, we did not feel the situation was adequately resolved during our time there. There were also serious safety concerns around the property. At one point, management sent residents an email reminding people to slow down while driving because someone had reportedly almost been hit by a vehicle. Between that, the constant pest problems, noise issues, and significant parking difficulties, the overall living environment was extremely unpleasant. Communication with management was also frustrating and, in our experience, did not lead to the resolutions we were hoping for. We have also been waiting for our final move-out documentation and receipts for months and still have not received everything we were expecting. This review reflects our personal experience as residents, and unfortunately, it was not a positive one.

  We moved in a few weeks ago and love it so far! The move in process was easy and management has been helpful. The complex is quiet and well maintained. We really love all the grassy areas for our dogs. They even have a dedicated dog park in the complex. We’re really happy with our decision.

  such an interesting experience living here. management never answered their phone, only emails. maintenance requests took weeks/months and wouldn’t be properly done. there were roaches everywhere inside and out no matter how much we cleaned. and arguably the worst, there were never any open parking unless you got home before 4 pm. for how expensive rent was, living here was horrible. my roommate and i were counting our days left until our lease was up. the only plus about living here was it was right by 50 and gated. but that didn’t matter when people park in your spot anyways and the tow truck takes hours to arrive 🤷‍♀️

  This place sucks so bad. Management is so awful can’t even answer a single phone call or email. Freeway is beyond loud constant police sirens, loud music, etc. NON SMOKING property yet everyone including employees smoke all to the time on property. Complex smells like weed 24/7 trash everywhere. Cockroaches inside and outside. Dog poop everywhere due to the complex NEVER filling up the dog poop bags. No parking anywhere if you live in the front apartments. Do actually enforce any of the rules that are on your lease. Walls and floors are so sad. You can hear every single person next to you and above you. Insulation of the apartments is awful. Had to run air air-conditioning in 24/7 even at night.
