Love how quickly the office girls were able to help me with a small leak from my tub, getting Joel over the same day. He is always so friendly and polite and courteous of our cat too. His work is great and reliable, we are so glad he is our maintenance man! *10/10*

My family and I have been residents here for five years, and in that time, we’ve managed to weather three changes in ownership—and all of the changes that inevitably come with them. Over those five years, we’ve watched the maintenance team go from three people to just Joel, a one-man army servicing 138 units. We are incredibly grateful that he has stayed through all of these transitions. He is genuinely an angel of a human being, and I sincerely hope the new ownership recognizes that investing in additional maintenance support for him would be worthwhile, to say the very least. And now, once again, we have new ownership. Terramonte was acquired in August by Step Up Housing for a reported $36.7 million, with financing involving Align Finance Partners and asset and property management being provided by Sack Capital Partners. The acquisition was part of a combined $91.35 million investment in two California multifamily communities. The new ownership has described Terramonte as having a “clear value-add path” and has publicly stated an intention to invest in the resident experience. I genuinely hope that investment means more than minor cosmetic improvements. These are 138 homes in a community originally constructed in 1963. The buildings, infrastructure, and systems require ongoing investment, preventative maintenance, and adequate staffing—not simply a response when something breaks. After five years and multiple ownership transitions, I think residents are entitled to ask what meaningful investment in the actual community will look like. Residents also deserve transparency and meaningful access to the people responsible for managing our homes. A front office team of three, coupled with an automated support line, doesn’t feel sufficient for a community of this size. The automated system may be efficient from an administrative standpoint, but it can feel deeply impersonal when residents are trying to address issues affecting their homes. If resident satisfaction and the well-being of the community are genuinely part of the new ownership’s stated commitment to the resident experience, then investing in the people whose job it is to support those residents should be a no-brainer. We’ve called Terramonte home for five years. We aren’t asking for luxury, and if that’s what you’re looking for, prospective tenant, look elsewhere 😂. We’re asking for a properly staffed, well-maintained community, transparency from ownership, and the resources necessary for the people working here—especially Joel—to actually succeed. After five years, I think that’s a pretty reasonable expectation. To the rest of the Terramonte Support staff — thank you for all that you do trying to make lemonade with the two lemons you’ve been given. ❤️❤️

I’ve lived here for almost two years now, and my experience has been consistently positive. The management team is always friendly and quick to respond whenever we reach out. They communicate clearly, handle care concerns, and genuinely make the community feel welcoming. I especially want to highlight Mr. Joel from maintenance. He is incredibly kind, helpful, and always goes above and beyond. His repairs are fast and reliable, and he takes the time to explain things and answer all of our questions. His dedication truly makes a difference here.
