    The property manager was very cheerful, and easy to work with! When I walked into the leasing office is smelled of cleanliness and fresh floral!! He had refreshments and snacks in the leasing office lobby to help yourself with! He was very happy to assist me in walking the property for a tour and showing me the available units! They even had spring deal to receive 1,000$ on your next month rent! Highly reccomend management and the property in general! It’s very new, clean, modern, has a full gym, a children’s park, a pool, and it even had an Amazon box receiving room for guests! All appliances are stainless steel and black! Fresh paint, floors, and paint! Oh and can’t beat the car charging stations!

    I had the pleasure to meet with one of the tenants from a different building, and they said they were going to leave a review based on their experience after living here for about half a year now - basically management sucks and is incompetent at their job. Let me share my own experience too. Before I start, a round of applause for Disneygirl4u for trying to be slick and mask herself as if she is not working for the company. One does not need a single brain cell to think and figure out who that is. This is actually very laughable. Look at all of the bad reviews - There are usually very late or no replies from them taking accountability. Then, look at the 5-star reviews (these could easily be people who work for the property and them making new Google accounts) and you see an instant reply from them. Imagine the person who is supposed to help you take care of your issues at your units spends their time being a keyboard warrior to try to skew the review, and mock people who actually pay the rent to live here and gives their honest opinions. For example, by saying “Oh… you live in a community where you will hear noise! Ha!” Let me tell you also what she told me when I tried to ask for her help. One time she said "Oh, are you trying to tell me how to do my job?" and she would minimize and sort of dismiss your concern by saying "I have received no other complaints" and/or "I have been doing this for about thirty years." Take a look more at the bad reviews and you will see how consistent the problems and unresolved issues people have had. Okay, enough with the intro, let's jump into my real issues since I moved into one of their units: 1). When I was looking for an apartment unit, one of their employees mentioned "Noises are very relative from person to person." after me asking her how bad the noise could be from the neighbor above the unit I was interested in. She never mentioned how many people/families live in a unit. My camera has caught multiple different faces of different families (3 or more). Melissa said TWO out of the FOUR units above mine are vacant as I am writing this review. These families have so many kids, and it is crazy how they cannot teach themselves and their own kids to be mindful about people living below/next to them. The manager (Melissa) told me the first time that the tenant above me has FIVE kids (this was back in late January to mid February). Last Tuesday (3/3/2026) she came to visit my unit and looked very confused because she told me that she just spoke with the tenant above me about the CONSTANT pretty heavy noises every day almost all day. NOTHING HAS CHANGED SINCE THE DAY I MOVED IN - The neighbor above me has still been making a lot of noises even during quiet hours (any time between 10 PM - 7/8 AM). I had brought this issue up to the management's attention since the day I moved in. Incompetent. 2). The hot water in my unit - I also had brought this up since the day I moved in. Prior to moving in, one of their employees told me "You should have hot water, just run it for about two to five minutes because it has been a while since the unit was occupied." I gave this place about two weeks with the hot water - THERE ARE TIMES WHEN I STILL DO NOT EVEN HAVE A DRIP OF HOT WATER RUNNING TODAY. She told me that there was nothing they could do about the sporadic/random no hot water situation. Why? Because they simply do not want to spend $12,000 to try to fix the problem when it was their own fault during the construction of this property. Irresponsible. 3). They charged me extra $10.95/month after telling me that they had removed the charge for renters insurance. In her email she said "Yay!..." There is no yay here since I just got charged again this month for the same thing that was supposedly solved already. Inconsistent. I have been trying to be so nice with the management team regarding my unit's issues, but NONE of them got resolved. I sent more emails for the same ongoing issues with proof, and I got NO replies from any of them for almost a week now (since 3/5/2026). GO SOMEWHERE ELSE!

    Prospective tenants researching Arrive Paso Robles should be aware of several ongoing issues including thin walls, noise from upstairs units, hot water delays, parking shortages, cigarette and marijuana smoke, and lack of management response. I’m writing this review to give a transparent look at what living here can actually be like so you are not relying solely on the RentCafe reviews that are approved/incentivized by the property. It is honestly surprising that the leasing office continues giving tours when there are ongoing issues with current tenants that remain unresolved. One of the biggest concerns is noise and the lack of enforcement of community rules. The property appears to allow multiple families to live in single units, and when that happens you may end up with kids running around constantly. The walls and floors are already thin, but the bigger issue is that management does not enforce rules that would allow residents to reasonably enjoy their homes. If you end up with a disruptive unit above you, expect to hear loud running, stomping, and furniture moving around starting as early as 5 to 6 AM and sometimes continuing past 10 PM towards 2 AM. This goes far beyond the occasional footsteps that come with apartment living. The impact noise travels through the structure of the building and can cause noticeable vibrations. At times it can even cause the windows to shake when heavy running or objects hit the floor. It can continue throughout the day. Sleep becomes difficult, and if you work from home, it can be extremely challenging to concentrate because the noise carries through the floors and walls for hours at a time. It'll sound like construction above you. See video for sample. Another issue is the hot water. In at least two of the buildings, the water heaters are located far away from the units. Because of this, getting warm water can be unpredictable. Even with the temperature set to the highest setting, the water sometimes needs to run for 10 to 15 minutes before it becomes warm. Since the water bill is shared among tenants in the building, this arrangement raises fairness concerns when some units appear to have significantly more occupants and the water must run that long just to reach a usable temperature. Parking is another challenge. If you come home in the evening, especially after about 8 PM, you may find yourself circling the property multiple times trying to locate a parking space. During the evening hours, it is also common to see vehicles parked in areas clearly not intended for parking, including future resident spaces, electric charging spots, motorcycle areas, and along red painted curbs, which reflects how limited the available parking actually becomes later in the day. Another concern is the smell of cigarette smoke and marijuana. Even though the property advertises a no smoking policy, the smell of smoke will travel up to your unit. This can make it difficult to keep your own unit smoke free. Communication with management has also been difficult. When issues arise, responses are slow or sometimes nonexistent. You may call the office and be told someone will call you back, but the call never comes. Emails can also go unanswered even after multiple follow-ups. I hope management takes these concerns seriously and works toward improving the living experience for current residents as well as future tenants. I would also welcome a response from management and a genuine effort to address these concerns. Many of the concerns described here are consistent with themes that appear in other resident reviews as well. Anyone considering moving here should keep all these issues into consideration. This review reflects my personal experience as a resident and is intended to provide an honest account for others researching housing options. The statements above are based on my direct experience and documented interactions while living at the property. Update literally a few hours later: There are roaches now. Lovely.
