Worst decision I have ever made. I wish I never left Wagon Wheel (shout out to Mandi, Steph and Shalanee).
I’m a current resident of this complex as of February 1st, 2026. My family and I are in our second unit because the first one did not provide hot water for the first week, along with my son’s toilet leaking.
After multiple attempts were made to fix the hot water issue, the plumbing company disclosed to me that they had advised the building company that the engineering design would not work to supply hot water to a certain area of the complex. According to them, they were told, “Just do it anyway.” I cannot independently verify that statement, but based on everything that has happened since, I have reason to believe what I was told.
Fast forward to the third week of living in the complex, and the second week in our new unit, the floors began to creak and pop. I immediately brought the issue to the Operations Manager and Regional Manager. As of April 6, 2026, there have been six separate walkthroughs:
* One with the Operations Manager and Regional Manager.
* One with the superintendent, who told me to “deal with the noises because I don’t live in a custom home.”
* One with the carpenter, who blamed the flooring company.
* One with the flooring company and a representative from the construction side of the builder.
During that inspection, the construction representative instructed the flooring installer to lift multiple sections of the vinyl flooring, even after being told that “this sound will not go away by lifting the vinyl.”
The final two walkthroughs were conducted with Oxnard Code Enforcement. The root cause was determined to be a defective subfloor, requiring the entire floor to be removed to make the necessary repairs.
There are approximately 12–14 areas that creak and pop, and the condition continues to worsen. The first 10–12 feet inside my front door are so severe that, on a scale of 1 to 10, I would rate it a 15.
What has been most disappointing is the attitude of management. Throughout this process, they have been consistently disrespectful, dismissive, and lacking in empathy.
When this first started, the Operations Manager told me:
“I know you think this is an urgent matter, but to us it is not, and we’ll get to it when we get to it.”
I responded:
“I’m going to stop you there. I’d like to think it’s your bosses who feel that way, not you.”
She replied:
“No, that’s how we all feel.”
I understand that online reviews can sometimes contain emotion or exaggeration, but everything I’ve written here is true to the best of my knowledge and experience. In fact, a previous review from a good friend of mine was removed.
It takes a lot for me to post something like this, but I believe people deserve to know what they may be getting into before choosing to live here.
I do want to recognize Natasha, her team, and Cameron—they have always treated us well. Unfortunately, my overall experience with this property has been incredibly disappointing, and unless significant changes are made, I expect these issues to continue for the foreseeable future
