  Just moved here a couple weeks ago. So far it has been nothing short of an outstanding experience with the management and maintenance team. The grounds are well maintained, quiet, clean. There were a few minor fixes to get my unit in top shape. The maintenance requests were taken care of quickly, efficiently and professionally by Alex and his team. They were polite and respectful, as well. How refreshing! Thank you, Alex and team! Five stars!!! (note to Management Team: I mistakenly said his name was Eric, but his name is Alex (sorry Alex!). I've updated the review with the correct name. Have to give proper credit to this young superstar!!) The management team has been accommodating, knowledgeable and professional. They really seem to care about this property and make that apparent. Five stars to David and Deanna!!! On a side note - my daughter’s bf previously lived here a few years ago but moved due to personal reasons. When they were looking for another place to rent (they moved back from Montana), they chose to move back to River Oaks because of their positive previous experience.

  I do not recommend it 👎. The complex is situated in a secluded valley; if you want to go anywhere on foot, you have to walk up a very steep road, and there are no grocery stores within walking distance. There is a risk of losing your security deposit—or even incurring extra charges—when handing back the apartment. Fees are high, and the parking spaces are so cramped that you practically have to rent a separate parking spot. Every morning, they use leaf blowers to clear away dust, which dirties your home and car and exposes you to germs and microbes. Plus, there is the noise for two hours. There is a lot more to say, but I advise you to ask current residents before committing to living there and to read the contract very carefully; do not rush your decision.

  Review Title: Severe Fair Housing & ADA Violations – Unsafe and Discriminatory I am writing this to warn any family, especially those with disabilities, about this complex. As the father of a severely disabled daughter (wheelchair user, amputee), our experience here was a nightmare that resulted in severe health damages to my daughter due to management's neglect. 1. Denial of Medical Lease Termination: They unlawfully rejected our medical request for early lease termination (backed by official medical reports) and threatened us with penalties, forcing us to stay in a harmful environment. 2. Denial of Reasonable Accommodations: They closed the main pool for over 6 months and failed to provide wheelchair access to the alternative pool, denying my daughter her medically necessary hydrotherapy, which caused severe physical damages. 3. Non-Compliant Infrastructure: Ramps were improper and apartment doors were too narrow for a standard wheelchair. 4. Financial Exploitation: After vacating, they withheld our $1,000 security deposit and illegally forced us to pay an additional $127 for minor scuffs on the wooden doors caused by the wheelchair. Under California law, this constitutes "normal wear and tear" for a disabled tenant navigating narrow doors. Charging extra fees to a disabled person for using a wheelchair is illegal and discriminatory. Avoid this complex if you value your rights and health.

  This is the worst residential complex; I do not recommend living here. It is located in an isolated valley accessible via only one road, which features extremely high and closely spaced speed bumps. The place also suffers from ant and spider infestations. Forget about getting your security deposit back; they will invent any excuse to keep it. There are numerous issues: parking spaces are too small to accommodate large family vehicles (like minivans)—a deliberate design choice intended to force you to pay $50 a month for a reserved parking spot. They also charge exorbitant fees for services. If a friend or relative visits, they have to park outside the complex and walk in—a trek that takes five to ten minutes or more, depending on how far your apartment is from the entrance. They lie to you and completely disregard accessibility laws and disability regulations (ADA) because their only concern is money. I do not recommend living here; if you are interested, just ask any current tenant, and they will tell you the same thing."
