  Want to give a shout-out to D and Nico for coming by and responding to my work request. They were very quick with getting parts ordered to replace my stove top. Very thankful for the management and maintenance team, you all are greatly appreciated. You are the most professional team I've seen in a while. As it relates to apartments I've lived in.

  Having lived in other locations in Jack London Square, my experience at Channel House has been exceptionally positive. In addition to its excellent location, the staff, amenities, and overall environment are amazing. It’s also been wonderful meeting neighbors through the monthly community events, and the view from the balcony is the cherry on top! I highly recommend Channel House to anyone considering moving here.

  I would like to update my review. My complaint went to the leasing manager. This manager was able to speak to the Operations and Accounting team, who reversed half of the $6390.63 and refunded the erroneous cancellation fees from my account. We negotiated a payment for the remaining balance. The leasing office also apologized for the treatment, which I appreciated. ------------------------------------------- I have been living here for a few months. The leasing office has not treated me well and go back on their promises. I’m writing my story as a cautionary tale so that others know that this apartments management will not act in good faith when it comes to money. They have also not provided me a remedy. Below is the timeline of my recent issues with them: 1. In my lease agreement, rent concessions were to be applied to April and July. The leasing office failed to apply the concessions correctly, instead skipping May and June. This was entirely the leasing office's error, not mine. It was not my responsibility to monitor or catch mistakes made in the management of my account. 2.:As a result of their error, the leasing office contacted me on June 24, 2026, to inform me that they had made a mistake and that I owed $5,878 in back rent. I was placed in the position of having to address a financial shortfall caused entirely by their mismanagement. They notified me of this error six days before July 1st. 3. I Requested a Reasonable Payment Plan, and They Failed to Honor the Agreement to Apply a Payment Plan: Upon being notified, I acted promptly and in good faith. I contacted the leasing office and requested a payment plan to repay the $5,878 in increments, as a lump-sum payment of this size is not financially feasible for me. The leasing office agreed to this arrangement through email. However, within days they charged my account $6,390.63 -- an amount that exceeds even the balance discussed in direct violation of the payment plan they had just agreed to work with me on. Additionally, I was not notified that they would charge me this amount at all. When I raised this concern, I was told to "contest it with my bank" . That response is dismissive, unprofessional, and wholly unacceptable. 4. Incorrect Late Fee for June: I was also incorrectly charged a late fee for June. Given that the concession error originated with the leasing office, this charge should never have been applied and needs be reversed immediately. 5. Disregard for Tenant Concerns: The treatment I have received throughout this process has been dismissive and shows a complete lack of concern for my situation as a tenant and with other tenants. The leasing office made an error, agreed to a resolution, and then went back on their word, leaving me with an inflated charge and no recourse offered beyond disputing it with my bank. This raises serious questions about whether agreements made by this management team can be trusted. Any potential renters beware

  Channel House is a beautiful property with amazing, genuine leasing office and front desk. The people who work here make the experience a 10/10. I gave 4/5 stars because your living experience is very dependent on the location of your apartment. I was lucky enough to get a water facing apartment, so I have beautiful views and don’t hear the train often. I can imagine that those with an apartment facing the train have a different experience.
