    SoCo Apartments has a comfortable and welcoming residential atmosphere that makes everyday living feel enjoyable. The surroundings offer a nice balance of convenience and a relaxed community feel. A great option for anyone looking for a pleasant and comfortable place to call home.

    Been here a while. Spoke with other residents as well. Be prepared to swallow the fact that your high $ rent will be to subsidize the pool & other amenities for: - Residents bringing far too many guests - Letting non-residents into the pool/propping open fence - Non residents leave rotting food all over the pool area, beer cans, etc, very regularly The community room that management rents out has facilitated huge/loud parties that can occasionally sound like a live band beyond 10pm quiet time. These parties often completely consume both outdoor grills, billiard/entertainment room, and pool/spa area. They literally would rather make the $150 a night renting that party room than keep their tenants happy(foolish). Children often have fun at the pool at the expense of noise and yelling incessantly from afternoon into evening some days. Just be aware if you work from home & leave windows open. Pool Restrooms are closed every weekend, but open during the week so be prepared to go back to your room, or just pee in the pool(joking obviously but probably is what’s happening realistically). If you DON’T like dogs, then make sure you don’t live here. Tons of dogs(droppings can be missed but not too bad). Pros: -Maintenance guy is awesome, we enjoy the pool/spa when not overrun by outsiders/guests. -Package delivery/mail is decent -Appliances are good -Parking appears to be well-managed -Gyms are decent & Cleaned M,W,F We likely will not renew our lease here. *If you are a tenant here, I highly encourage you to record/get pictures of non-compliance of management in upholding their end of the lease. These incessant gatherings of huge families/friends and non-residents are hindering your use & enjoyment of the amenities you pay for and making the place disgusting. Document Everything & you may be able to get out of your lease, without, or possibly with, legal action but you need your evidence. Update 8/6/26: Loud parties continue with loud Spanish-speaking music/live singing, screaming in all common areas 9PM & beyond. (See video for proof, happens all the time & will continue to update) * Will update this review if things improve.

    Common space items are often broken. Leasing office is unresponsive. Their management only know the answer no. Not safe. Bikes stolen multiple times even out of supposed locked spaces. Non paying public park in spot without being towed. Non paying public have access to gym and pools and hot tub without oversight. No patrolling security or enforcement. Doors to shared spaces sometimes broken. Forced to do valet trash pick up which comes at added cost and they don't even pick up what you put out. Valet trash also refuse to take compost even though this has been reported to management. Management take forever to reply to emails, texts, and voicemails, if they do at all. Hot tub is broken and has been for months. Etc etc.

    I would heavily rethink about moving into this apartment complex. While yes it is conveniently located near downtown, and SOME of the layouts a devine the complex is overpriced, the management staff is incompetent and the maintenance team is non-existent. I have only lived here 5 months and I have been nothing but frustrated. From the lack if responsivness from the office, the inconvenient office ours, the lack of maintenance response to the property and your home, the towing of resident vehicles! Even when you escalate your issues to the next level, I was told "[I] am here to support my team and their decisions." Even when the team is make crappy decisions the next level, doesn't resolve it doe the resident nor take action against the incompetence of the staff. They don't have enough people here to manage the property, nor do they have qualified personnel here to manage the property. The headache isn't worth it. Though I have made my home comfortable, I am spending the remainder of my lease looking for another place.
