Around last year August, the property was sold to Aperto Management. A company widely known for chaos and dishonest practices based on reviews on Google. Their unethical practice was apparent from my very first interaction and remained so throughout the course of my tenancy.
Within the first month of their transition, I received an email stating that the office requires: proof of income, 3 recent paystubs and government ID. I ignored the email as I been living in Oak Park for over a year prior to that and all that information was already submitted with my initial application. I received multiple phone calls from the office stating that it is “mandatory” and “required” with a deadline.
When I decided to meet with them in person regarding this, I received the same sense of urgency from the office to submit my paperwork. I was even told an incentive of rent credit will be applied to my next rent payment.
In this same meeting, one of the men in the office (who is now the property’s handyman) told me that the paperwork is “not mandatory”, but the office is stating that so more people will submit the paperwork for the loan application. All of this hassle was for them to apply for a loan to upgrade the property to build a “dog park” and possibly build “a community pool”. This loan application was not told to the tenants. I also found it interesting that they kept repeating that this building has a lot of elderly tenants. I recall feeling uneasy with that statement.
They kept repeating the rent credit incentive if I submit the paperwork and promised that rent won’t increase when they do upgrade the property. I told them “no”, as I didn’t feel comfortable submitting personal information and I felt that their words were disingenuous. I also found all three of the office employees very calculating and rude from the very beginning of my experience with them.
With Aperto Management, they had no system in place that proved to be very chaotic. Eveything that was once operating smoothly with prior management became a struggle: paying rent efficiently, contacting the office, placing a service request, failed apps that they wanted us to download. Even the grounds became unkempt and non functioning equipment in the gym remained as is despite tenants notifying them of the issues.
Earlier this year, the office distributed a notice that they are increasing rent and they also changed to mandatory month-to-month lease. The mandatory month-to-month lease concerned me as I felt it gave management greater flexibility to raise rent anytime.
Similar to the other prior tenants, they took the majority of my security deposit.
As expected, property manager is difficult to reach. But that was always the case from day one.
In my experience, the management team are very disorganized and communication is consistently poor.
In general, the apartment walls are very thin and you can hear your neighbors above and next to you. The fire alarm goes off multiple times a week at any time of the day.
I would not recommend this property as long as it is managed by Aperto Management. It’s such a shame how quickly an apartment complex can change with just new change of management.

Renter beware! Property was sold to mega company Aperto management known for shady business practices. Used to be a family friendly, affordable community space.
Now maximum rent increases, money not being returned to renters for deposits, constant surveillance from new management, and a notice was posted on everyone’s doors today we can NOT use community spaces in the apartment without telling management ahead of time anymore!! Nothing gets fixed here either, just painted over with the landlord special.
Incredibly corporate now, expensive and not family friendly environment anymore. The fire alarms also ring throughout the day and night, and a man was murdered in a unit here 2025 — rent still went up!!!

I have been here for 1and one half years. I am thoroughly enjoying my time! Staff, including maintenance, is very professional, friendly, and helpful, as well as good listeners! I love my apartment. The rent has not risen since I have been here. In fact it has been lowered by $500. I highly recommend Oak Park Park as well as its location in Monrovia!!!
