My experience with SMB Hollywood's affordable housing program was incredibly disappointing, especially after spending nearly two years on the waitlist.
During my initial tour, I explained my financial situation, my yearly income to the leasing staff that guided the tour and was informed that I met the program's income requirements. Based on that conversation, I was encouraged to submit my application and holding deposit that same day, which I did. less than 24 hours, my application was denied. I never received an official email notifying me of the decision and only discovered the denial after randomly logging into the applicant portal myself.
The biggest issue was my interaction with the General Manager, Kyle. Throughout our conversations, he was rude, dismissive, and repeatedly interrupted me whenever I tried to explain my situation. I provided extensive documentation, including my federal tax returns, my current year-to-date earnings, and an official Verification of Employment from the same employer I have worked for for the past three years. Despite providing multiple forms of income verification, my application was still denied.
Afterward, I made several attempts by phone and email to discuss what appeared to be an error in the income calculation on their end. Neither Kyle nor anyone on his team responded. When I finally reached Kyle, he told me he would meet with the screening team that same day and get back to me. He never followed through, and I never received the promised call or any updates.
To make matters worse, I did not receive a full refund of my application fee and holding deposit. I was only issued a partial refund, leaving a portion of the money I paid unreimbursed. Despite my repeated attempts to resolve the matter, provide supporting documentation, and obtain verified proof, I was left without answers and still have not received the full amount back.
The condition of the apartment during my tour also raised concerns. The floors appeared dirty, mop heads and bottles of cleaning solution were left on the floor, and the bathtub contained standing water as though it had been previously used and not properly drained or prepared before the showing. These are conditions I personally observed, and I will be posting photos with this review.
Overall, I left feeling ignored, disrespected, and frustrated by the entire process. I expected professionalism, transparency, and clear communication especially for an affordable housing program that serves applicants who often wait years for a housing opportunity. Instead, I experienced poor communication, a lack of accountability, dismissive treatment from management, and an application process that left me with more questions than answers. Based on my experience, I CANNOT recommend SMB Hollywood.
I wanted to take a moment to recognize Jorge at the front desk/security. I rarely leave comments like this, but his professionalism and kindness truly stood out to me.
I was making a late-night delivery and the resident was not responding. As a woman by myself in an unfamiliar area, the street conditions outside felt a little uneasy, but Jorge immediately made sure I was able to enter the building safely and helped me find the correct apartment. He was incredibly helpful, knowledgeable, and professional.
What impressed me most was his genuine pride in the property. He spoke so positively about the building and clearly cares about the residents and the community there. His attitude, warmth, and knowledge made such an impression that, before I even saw an apartment, I found myself thinking this was the kind of place I would want to live.
Employees like Jorge are the reason people feel confident in a property and a brand. His dedication, especially while working a late shift when many people might simply do the minimum, speaks volumes. He represents your company extremely well.
I hope this message reaches the appropriate supervisor or management team so Jorge can be recognized for the outstanding work he is doing. Whether through a simple acknowledgment, a spot award, or opportunities to continue growing within the company, I hope he knows that his efforts are noticed and appreciated.
I work in a professional environment where recognition and leadership support can make a huge difference, and I know how meaningful it is when someone’s hard work is acknowledged. Jorge truly deserves that recognition.

SMB Hollywood is a beautiful apartment building with great amenities and access to Santa Monica Blvd, La Brea Ave, and their corresponding public transit lines. The staff are so friendly and helpful. Specifically, Jorge and other staff saved me when I locked myself in my bedroom. Incredible.
I had an absolutely wonderful stay and would highly recommend it.
The room facilities are fully equipped and well-maintained. Both the swimming pool and fitness center exceeded my expectations.
Also want to give special thanks to Miss Rose at the front desk. She is incredibly warm, gentle and approachable. When I urgently needed to print some documents during my trip, she patiently helped me out. Her thoughtful service made my whole trip much smoother.
Overall, this is a fantastic hotel with great amenities and kind staff. I will definitely choose to stay here again next time!
I had previously considered living here because the location would have been perfect, especially since my pilates studio is in the building. However, after my experience with the leasing office, I will absolutely not be considering this property as a contender for our next home.
During a recent visit, we used the parking garage and ended up stuck in the exit line for approximately 20 minutes. A resident ahead of us was having trouble exiting, which caused a long line of cars to form. I felt terrible for her because she was calling every phone number listed at the leasing office, but no one was at the front desk or available to help.
By the time a staff member finally came out, we had already been delayed for about 20 minutes. Instead of acknowledging the situation, the staff member dismissed our concerns and insisted that the issue had only lasted five minutes. Because the delay caused us to exceed the parking time limit, we were also required to pay for parking—something that would not have happened had staff been available to assist their own resident promptly.
The lack of support for the resident was already concerning, but the way the staff handled the situation afterward was even more disappointing. If this is how residents and visitors are treated when an issue arises, I would not feel comfortable living here.
