Kristi is absolutely wonderful and consistently goes above and beyond for both residents and guests. She has such a warm, personable demeanor that makes everyone feel welcomed the moment they walk through the door. No matter how busy the front desk gets, she remains calm, professional, and incredibly attentive. She takes the time to acknowledge everyone, answer questions thoroughly, and ensure that each person receives the help they need without ever making them feel rushed.
What stands out most is her genuine willingness to help. Whether it’s assisting with a resident’s concern, greeting guests with a smile, or juggling multiple tasks at once, Kristi handles everything with patience and kindness. Her positive attitude and exceptional customer service make a noticeable difference in the community, and it’s clear that she truly cares about creating a welcoming environment for everyone. She is a tremendous asset to the team, and her dedication and hard work do not go unnoticed.

This is my second review after moving out because, unfortunately, the experience kept getting worse even after my tenancy ended.
Olympic + Hill is, in many ways, the embodiment of late-stage capitalism. Nearly every aspect of living here feels designed to extract additional revenue rather than provide a better resident experience.
During my tenancy, my vehicle was broken into twice while parked in the building’s secured garage. The canned corporate response I almost guarantee will be “crime has no address”, and “we make every effort to maintain controlled access”. That alone really impacted my experience, and it made the rent and additional fees even harder to justify. There’s constant fireworks in the streets in this area of downtown and if you’re below the 20th floor one might just set off outside your window as it did mine.
The community has a lot of outdoor seating, grills, and pretty common areas, but the lease limits residents to just two guests unless you reserve an amenity space and it closes all at 10pm save for the gym. The reservation fee is approximately $1,000, with half held as a refundable security deposit. It feels hypocritical to advertise these spaces while making it prohibitively expensive to use them for anything beyond a very small hangout.
As mentioned in my first review, the building is staffed 24/7, but lockouts cost $100. Vendors cannot access the building unless residents pay $125 for a vendor fob that remains the property’s. Nearly every convenience seems to come with another charge.
Pricing is also determined through revenue management that adjusts rent based on algorithms and move-in dates to maximize revenue. Which just reinforces the feeling that financial optimization consistently takes priority over the resident experience. And we wonder why LA pushes for better rent control.
The move-out process was another issue. I was told I could receive my security deposit by wire transfer, but after providing my banking information, I was informed that refunds are only issued by mailed check, which makes it impossible to cash if your co lease holder is 1000 miles away!
The on-site staff were professional, but they do not have the authority to change these policies or correct anything..
Save yourself a headache and look elsewhere for a “luxury” experience.
90 days in! If you're like me, you're looking at reviews and hoping for insight from someone who has been in the building for a while. We toured no less than 10 buildings in the months leading up to this choice.
The on-site staff below made the difference.
Starting off strong with our first visit to tour the building with Myla. She is knowledgeable and helpful. But the impressive part was how she went the extra step. I’m a chef and very into interior styling, and I mentioned that we would need to purchase an island for the kitchen. Not only did she suggest an island, but she also sent me multiple options that would complement the kitchen. The one we have blends flawlessly.
During orientation, we had the delightful experience of connecting with Paul Lee. So personable and helpful, about 3 weeks in, I realized our mailbox keys weren't functioning. He stopped everything and cut me new keys on the spot. I know the staff is always busy, so I appreciate that.
And saving the best for last, our everyday front desk hero, Kristi. I have no idea how she controls that desk like an orchestra conductor. Seeing her downstairs is always lovely. Working with this many tenants and hotel guests, and staying that pleasant and personable is seriously a super power. She makes the high-rise feel homey.
And a special shout-out to Will Lutz from 825 S. Hill, who suggested we tour this building!
Okay, I’m done! It's a lot, but I do really love it here.
Olympic + Hill is definitely worth serious consideration. I’d say apply immediately.

DTLA living at its finest. 🔥 Olympic + Hill is on another level—modern luxury, insane skyline views, and amenities that make every day feel like a staycation. 🏙️✨ From the rooftop pool and spa to the gym, sports courts, and unbeatable location. I’ve lived in multiple locations in DTLA but by far this place has the best staff, maintenance crew thanks Luis for helping me out and making life in the building feel a little bit more like home.

Don't let the "luxury" tag fool you. Ever since I moved into Olympic & Hill, dealing with management has been an exhausting, uphill battle.
The utility billing here is incredibly sketchy and completely lacks transparency. Our water plumbing is constantly acting up, yet our water bills are sky-high no matter how much we try to conserve. On top of that, the HVAC system is a joke. It barely works, yet the bills are massive. It honestly feels like the building is secretly pooling the HVAC costs across everyone—you can leave your unit off all month and still get slammed with a huge bill.
When you ask management for a clear breakdown of how trash, water, or HVAC are calculated, you just get the runaround. Meanwhile, safety is tanking. There are police and ambulances in our lobby almost weekly for assaults, drug dealing, and open drug use.
For what Onni charges in rent, basic utilities and safety shouldn't be a luxury. Avoid this place.
