    I have given myself a few months to think about my experience living here before reviewing. I lived here for one year. Let's start with the positives: the maintenance team is really good. Once you get in contact with them, they are really prompt to try addressing the issue professionally. The apartments are pretty spacious and appliances are pretty good. Parking is nice too. The base rent is not cheap but not expensive either for the area (utilities is another story...). Now onto the so-so parts: the gym gets really stuffy and is borderline unusable with broken equipment. The pool and jacuzzi on the roof were broken/under repair for 11 months of the year I lived here. The hallways kind of smelled like hot garbage especially when it got warm, and strongly of chemicals every week when they clean. Next up, the not good parts: the property manager (call him "G") is never on site and completely unavailable outside of 10am-4:30pm M-F. My apartment had a major cockroach infestation as soon as I moved in, and after 3 treatments and aggressive daily cleaning and sealing food/crevices the bugs kept coming every single night. This one was borderline traumatizing, and management refused to acknowledge any problem. G tried to blame it on an empty Trader Joes bag in my cabinet (???). Based on other Google reviews, the cockroaches seem to be an issue in their other buildings too. When I brought this issue up repeatedly, his answer every time looked like something copy-pasted from ChatGPT with words carefully chosen to avoid liability. But at least maintenance kept trying in a prompt manner. I was on the third floor, so this is definitely a building-wide issue. Finally, the awful. The laundry machines DO NOT WORK. THEY ARE EXPENSIVE AND WILL NOT CLEAN YOUR CLOTHES. Packages and mail get broken into pretty frequently. You will be charged hundreds of hidden fees per month on top of your normal utilities in the form of RUBS, which was not mentioned in my tour. I thought some numbers were suspicious, and "J" (Silton Group's GM) refused to give me adequate information to verify the bill. During my initial move out inspection, I felt like "J" also attempted to intimidate me and my father into accepting high security deposit deductions for the apartment I had professionally cleaned, which was my obligation under the lease and I spent $200 to fulfill. Essentially, I believe Silton Group wants to use your money to repaint and clean the apartment no matter how clean and well-kept it was. Many other reviews have described this "scammy" behavior, and I believe this is a classic "slumlord" practice. Thankfully, I documented the condition of my apartment clearly and was able to stand my ground against this tactic. All prospective residents should be well-informed with their rights, otherwise these people will take advantage of you. CCC 1950.5 and AB 2801 were the most important to me. I chose to request an initial move out inspection and documented management's unprofessional behavior and comments. While I am grateful for the life experience of dealing with a landlord like this, looking back I would never make the decision to rent from these people again. I would suggest other UCLA students look elsewhere.

    I have lived here for almost 2 years now and have no complaints. The management is super responsive and most maintenance issues are resolved within 24hours. Midvale court has been a wonderful experience and I plan on staying!

    Advertised Amenities do not work. Do not move here. Pool railing is broken, the treadmill has been broken for almost 2 years. Washers and dryers don't work properly. Jacuzzi has been emptied and out of order for at least 2-mos now. No effort made towards repairs. Repeated issues with drainage and water leaking into my apartment during rainstorms.

    My partner and I really loved living here. We lived here for a little over 2 years and 6 months of that was during COVID-19. The management team and maintenance staff were always very responsive and nice. Especially during COVID-19 they were considerate about enforcing safety protocols around the building. The amenities were really nice and we loved the pool. The grill wasn't always working and the gym could use some updated equipment but overall it's a great place to live. Would recommend.
