  I moved into Mariposa on 3rd a few months ago, and I can honestly say I’m so glad I chose this community. I had been searching for an apartment for a couple of years and happened to stumble across Mariposa while exploring different options. From the moment I toured, it checked so many of the boxes I had been looking for. I was fortunate to find an incredible unit at a great price, and the entire experience exceeded my expectations. A huge shoutout to Ajaye in the leasing office. He was incredibly friendly, patient, and helpful throughout the entire process. I tend to be a little neurotic when making big decisions and definitely had plenty of questions, but Ajaye never made me feel rushed or pressured. He took the time to answer everything thoroughly and made what could have been a stressful process feel easy and comfortable. It genuinely felt like he was holding my hand through the process, and I appreciated his patience more than he probably realizes. I also want to recognize Kaay, the property manager, who has been absolutely wonderful. On move-in day and beyond, she went above and beyond to help me. In fact, less than 24 hours after moving in, I somehow managed to lock myself out of my own apartment after hours, and Kaay was incredibly kind and helpful in getting the situation resolved. That level of service and care is rare and meant a lot to me. One of the reasons I wanted to move into an apartment community rather than just another building was because I was looking for a sense of community, and the team here genuinely helps create that feeling. Everyone has been welcoming, professional, and approachable. The property itself is also exceptionally well maintained. I was surprised to learn the building opened just before COVID because it still feels almost brand new. Everything is kept clean, fresh, and in great condition, both inside and out. Overall, I couldn’t be happier with my decision to move here. If you’re considering Mariposa on 3rd, my experience has been overwhelmingly positive, and I would absolutely recommend it.

  I’ve been living here for about six weeks now and love it so far! The building and apartments are beautiful, the community feels very welcoming, the staff is great, and the property feels safe and secure, especially considering it’s in a slightly rougher area. I especially want to highlight AJ, who honestly was the biggest reason we decided to move here. From the very beginning, he was incredibly kind, personable, attentive, and helpful throughout the entire application and move-in process. He answered every question we had, made sure we had everything we needed, and genuinely made us feel welcomed and excited to move in. AJ truly went above and beyond and made the whole experience amazing. I also want to give a huge shoutout to Kayye, our building manager, because she is absolutely incredible and clearly works extremely hard to manage the entire community. Since she’s the main point of contact for residents every day, I can only imagine how constantly flooded she is with questions, requests, and different needs, but even with all of that, she remains super attentive, easy to reach, and genuinely helpful. She’s built great rapport with everyone in the building and really makes the community feel connected and cared for. Honestly, she deserves a raise!!!

  Living at Mariposa on 3rd has been a great experience. Kaay has been an amazing manager—whenever my roommates and I need anything, she handles it with efficiency, urgency, and care. She’s always responsive and makes living here feel seamless. We also absolutely love our view. Overall, it’s been a really positive experience, and we’ve enjoyed calling Mariposa on 3rd home.

  I lived here for a year, paid my rent on time and had no issues. I followed their move-out instructions, but they kept billing me for rent after my lease ended even though I had submitted written notice ahead of time. They also kept my entire security deposit on move out without explanation AND sent a $590 bill to collections without any explanation. I tried to call and email multiple times, but never received any invoice or information from them, even after filing a dispute with the collection agency. The whole thing is a scam. Avoid this apartment! If you rent here, you'll regret it later.

  I’ve been holding off on writing a review because I wanted to give the new manager a chance first, and I can honestly say Kaay has completely turned this building around. Management changes a lot around here, so I honestly didn't think I would like her either. As a long term tenant, the difference is night and day. The parking garage used to be a disaster under the previous manager, D’Angelo. People were constantly double parked, parking against walls, taking assigned spots, and nothing was ever enforced. It honestly felt unsafe driving in and out of the garage sometimes. Now it’s way more organized and peaceful. The overall environment of the building has improved a LOT too. There used to be constant weird and suspicious activity around the property, the building always smelled like weed and dog poop, and there were literally piles of dog poop everywhere. Now the building is noticeably cleaner, safer, and honestly just feels more lively and welcoming. Kaay communicates with residents and is clearly trying her best to build an actual community here. I believe she’s from the South because she really brought that southern hospitality energy with her. Even when she’s not in the office, there’s always communication posted so residents know how to reach her. The new leasing staff, Ajaye and Kaycee, have also been great. Ajaye is always cheerful and greets everyone who walks by, which is such a nice change from how things used to feel around here. Maintenance has also improved a lot, so shoutout to Kevin and Felix as well. I do honestly feel bad for Kaay sometimes because you can tell she’s carrying a lot on her shoulders and doesn’t seem to get enough help around here until more recently. There was even a night where someone smashed the building doors around 11 PM, and she was downstairs herself trying to handle the situation and stayed to clean up the broken glass by herself after everyone left. I really appreciate management that treats this as more than “just a job.” This building genuinely feels cleaner, safer, and better managed now. 10/10 would recommend. I'll update here if anything changes.
