My visit to Del Webb at River Islands in Lathrop left me seriously disappointed.
The recreation center—something homeowners would be paying HOA dues to support—felt dated, gloomy, and almost institutional. One enormous room was filled with basic tables and old-fashioned board and word games. It looked designed for people in their eighties, not active adults beginning at age 55. Why not include computers, technology, continuing-education space, a proper social lounge, or amenities reflecting how today’s active adults actually live? I am looking for an energetic place to retire, not a community that treats everyone over 55 as already decrepit.
The lot and home planning made even less sense. Some of the best waterfront lots with docks appeared to be paired with the smallest and least attractive house designs, while the larger, more appealing models were placed away from the water. Nobody gave me a clear, satisfactory explanation. If zoning, lot dimensions, setbacks, or other restrictions prevent larger models from being built on those prime lots, buyers should be told that directly and transparently.
I was also uncomfortable with the sales approach. A prospective buyer is not required to entertain the salesperson, maintain constant conversation, or act impressed throughout a tour. I was courteous, but I was there to evaluate a major financial decision—not to make a new friend or reassure a salesperson because I was quiet. Buyers should also receive straightforward written disclosure about lot premiums, HOA costs, lender incentives, commissions, and any financial benefit connected to using the builder’s preferred lender.
Overall, the experience gave me the impression of a community with an outdated view of people over 55, questionable planning decisions, and insufficient transparency about some of its most desirable lots. I will be comparing the 55-plus communities in Tracy and elsewhere before I would consider buying here.
