  Sail Properties has helped manage our rental condo, and deal with tenants, including the troublesome ones. They are always very professional and quick to respond. They follow the CA rental laws very well.

  Sail was fine in a number of regards, including their online portal and their communication. Particularly Curtis, he was very sweet. They also were fairly diligent in repair requests. My complaint has to do with their ability to serve as the "middleman" between owners and renters - we lived in our property (two adults with careers, no kids, no pets, no smoking) for a year and a half and hired professional cleaners to deep clean the property prior to move out, and they still took over half of our security deposit to continue to clean. I was assured upon move-out inspection that we would have minimal issue with the security deposit - even being commended for how well we took care of the space, particularly the carpet. And we were extremely careful the whole time we lived there, going so far as to not even put up artwork in fear that we would "damage the walls" and be dinged for it. I have been a renter for 10+ years, and I have never had as much of a security deposit pulled from me as I did in this instance. We were charged a ridiculous amount for things like exterior deep cleaning, and changing one light bulb, just to name a few items. Now, I feel that this is more stinginess from the owner of the property and Sail found themselves in the middle of it all, but they will be ruthless with protecting the owner even over things that are extremely petty. Additionally, when we moved in to this property, there were a number of things that were dysfunctional, such as the ceiling fan in the master bedroom. They did the move-in inspection the fastest I had ever seen, and ensured that everything was in working order. We had to fight tooth and nail to get things fixed. Again, I could tell that the owner of the property was fighting Sail on fixing the most basic items. But Sail did not advocate for us as renters and instead created a facade of gaslighting upon move-in. I am glad we spoke up about certain things, but we had to be extremely adamant. Overall, I would recommend just being diligent - speak up when things are not in working order, take all the photos you can, don't even clean when you move out because they will charge you anyways (we at this point paid >$800 in cleaning fees, with what we paid out of pocket and the loss of our security deposit), and advocate for yourself when working with Sail as a renter.
