I don’t usually bother with reviews, but after what I’ve seen at this property, people should know what they’re dealing with. The property manager, Fabiola, is honestly the biggest issue here. She always looks upset, the office is constantly closed during actual business hours. She’s not friendly or approachable AT ALL. Once I had gone up to the office and knocked bc I had a question about my rent payment and she rolled her eyes and said “come back later” but with the nastiest tone and waved her hand in my face like I’m a burden. I didn’t end up going back.
Her customer service is terrible. She talks down to residents, (personal experience) and other residents have talked about their own experiences with her (which aren’t great) . I’ve seen the way she talks to the people who work around the property too. What really threw me off is how she treats her own staff. I’ve watched her straight-up belittle them in front of others — and the worst part is you can tell it’s not the first time, because they just stand there and take it. You don’t react like that unless you’ve been talked to like that a lot.
Check the reviews! anything that mentions her is negative. The single positive one tied to her doesn’t match what’s actually going on here, not even a little. She probably wrote it herself.
She’s not property-manager material. This place needs someone who actually knows how to run a community and treats people with RESPECT and kindness. Right now the property is going downhill fast, and it’s pretty clear she’s overwhelmed and in way over her head.

The current property manager is extremely questionable. She requests tenants to smoke outside in the carports and common areas, which is a direct violation of the lease agreement. When she alters rules they are never provided to the tenant in writing because that would be evidence of a contract breach & of course she doesn’t want that. Only complies with tenant laws and local regulations when there’s a possibility that she will get in trouble for ignoring or avoiding issues. Extremely wishy-washy communication; is only nice when she wants to be but if she’s annoyed she will project that annoyance onto you. ALL CURRENT AND FUTURE TENANTS I HIGHLY RECOMMEND YOU KEEP EVERYTHING IN WRITING SO YOU ARE NOT TAKEN ADVANTAGE OF.
The maintenance team is often ignorant on how to properly complete repairs, requiring multiple service requests for the most simple fixes. The complex floods during heavy rains, making walkways completely inaccessible for people who use walkers or wheelchairs. VPM does not set up sandbags when rain occurs. VPM does not staff maintenance workers that actually know how to complete repairs. VPM does not invest in the repairs necessary to make this complex a safe and enjoyable place for people to live. If you’re a single person with no family, this complex is perfect for you. But if you require basic amenities that work consistently, grass to run around on, and actual community where neighbors are friendly, don’t pick this complex. I hope VPM does better in the future; both the staff and residents deserve it.
Management issued a public response but did not engage with the specific conditions described here, including flooding that impacts accessibility, inconsistent maintenance quality, and verbal enforcement of policies that differ from written lease terms. Restating general policies does not address whether those policies are consistently applied in practice. My experience remains unchanged.

Nice place. Good neighborhood. Landscape looks good, very clean not like some places where its dirty and trashy
