Unit 146 Review: 1 Bed/1 Bath (3rd Floor near Fremont Blvd) | Lease: 1 Year | Unit Rating: 3/5 | Apt Rating: 4/5
The biggest drawbacks to this unit were noise and heat.
Noise: It is extremely loud due to its proximity to Fremont Boulevard. You will CONSTANTLY hear street traffic, frequent, loud sirens (Fire/FPD), and often cars racing day/night. Interior noise from parallel neighbors was minimal (residents are quiet), but you CAN hear showering or loud movies.
HVAC/Heat: HVAC is a major issue: there is no A/C. The unit retains heat well (great for winter), but the summer months (April–September) were brutally hot and uncomfortable, even at night. I often had to leave the balcony/front door open for airflow.
Appliances/Internet: Appliances were good, and all worked well (dishwasher, fridge, microwave, stove). A good deal is available with Xfinity for $65/month Gig speed internet, but I had to install the coaxial cable myself. Outages were rare.
Pests: I had an ant problem in the kitchen (Nov and summer). Silverfish and mosquitos (if balcony door open) were seen frequently.
Parking: Parking includes one assigned spot and a mandatory permit. Street parking is an option but can be harder to find. A recurring issue was neighbors/delivery drivers frequently blocking my assigned spot; I was also never provided a gate key code.
Community and Amenities:
Pool access is limited; it closes around the end of September which was disappointing as October still had hotter days. Its location (tucked between many patios and balconies) felt awkward/uncomfortable at times, especially as a woman. It was quiet though, even during the summer.
Laundry facilities are plentiful, so availability was rarely an issue for me. However, breakdowns occurred outside office hours and with no contact info posted, I did lose money on the wash cycle a few times.
Security: Security could be a concern. The gates are open all day, closing only around sundown. Early in my lease, I had a hostile encounter late at night near my car and had to call the police. Homeless individuals often gather and yell obscenities at the bus stop outside the complex on Fremont Boulevard, directly below my unit. My mail was never stolen.
Trash: Recycling bins would overflow quickly with cardboard, but waste bins tend to be emptied before they get too full. Smell is minimal even if your assigned parking spot is nearby.
Management and Office:
Positive! Management is responsive (within a day via email) and staff are nice (Rose was particularly helpful). The locked office when closed on Sundays meant some deliveries could not access the complex. Resident policy email/text notifications sometimes felt too frequent. Annual unit checks performed. Maintenance was quick/effective for a new set of keys, and I saw technicians onsite often.
Lease Renewal: The renewal proposal was disappointing, offering a ~$137 monthly rate increase (about 6%) with no corresponding quality-of-life increase (ie. amenity upgrades or improved security). My total monthly cost (including utilities, PGE, WiFi) was over $2500. I ended up owing a sum after my move-out deposit was revoked ($500 deposit, owe $130), and one invoice was completely illegible. I received the move out statement today (11/21) and it said I only had 20 days from my move out date to pay directly to Pinebrook before it got sent to collections... so I guess it got sent to collections? I feel like a 30 day notice would be at least courteous and more convenient, especially considering my rent did not go towards aiding my credit history and was not even available until my final month leasing here (as a paid subscription). That's just a personal gripe though.
Overall Value: I would say worth it for the location convenience: great Bay Bridge commute access and everything needed (groceries, gyms, gas, dentist, parks, library, etc.) is less than a 10-minute drive away.
Recommendation: I would recommend this apartment with strong caveats regarding the excessive noise and lack of A/C. If you cannot tolerate either, look elsewhere.
