Update: We recently moved out of apt 4051. For those of you considering move-in, please note that you'll deal with endless termite problems. This unit is infested with termites, and last time it look us 5 months to get termite treatment. You will also deal with endless ant issues because there are foundation gaps leading into the kitchen. We kept our home extremely cleaned and ants would find their away in every month.
If they said the yard would be taken care of? It won't be. We had to pay out of our pocket to have yard work done because the grass would grow so high. The sunlight roof in the bathroom? Same thing, there are gaps which bugs and termites can come in during high season. When the weather gets cold, there is so much condensation in that glass ceiling that drops onto the ground. Take your money and live elsewhere, or at least another unit that isn't neglected as this one.
Original: Lived here for a couple of years and our experience with management and maintenance team have been less than ideal.
The location is quiet and safe, I will give Mariposa that. But beyond it, I have no other positive words to say. We moved into Mariposa almost 2 years ago. Upon checking our unit, we noticed the front yard was completely unmaintained. I'm talking about bushes and grasses that grow to 2ft+ in length. We were told that the unit would be landscaped and cleaned up prior to our move-in. That was the biggest mistake on our part because 2 years later, it still not been landscaped/taken care of. They'll have people come out occasionally to trim the grass after multiple backs and forth, but it'll grow back to what it was. We want to be renters, not homeowners and they pretty much left us with a growing field of grass that we could not maintain without spending extra money and time for something that wasn't caused by us, but rather inherited.
We were told multiple things, landscapers will come out to fix it, landscapers will come out to pour mulch on it. We ended up pouring the mulch ourselves because the bags were left on the yard without someone stopping by for over a week. They didn't even give us enough mulch bags to cover half the yard.
The unit itself also has quite a bit of a termite problem and we've had to report it several times now. These issues get taken care of, but not without a significant time passing in between and follow-ups from us to management.
Our biggest gripe, however, is the maintenance. While we understand things can take time, and/or certain appointments need to be pushed back... but the total lack of communication and not following up on their scheduling is absolutely unprofessional. We have had to reschedule work calls, push back errands, etc... to accommodate for maintenance appointments, for no one to show up. Mariposa is really on top of collecting rent and sending you reminders on holidays that rent is still due though .
We like our living space and unit to be clean and presentable, guess it's too much to ask? Frankly it's quite embarrassing having friends and family show up when front yard is a total mess and Mariposa is not taking ownership of it.
Word of caution to those looking to rent here as well. The reviews are also incentivized to be entered into a lottery for gifts/rewards. While I'm not dismissing the notion that there are positive experiences of those living in the community, it's worthy to note that the there are incentives. Absolutely agree with other reviewers as well - they're really on top of making sure the property looks amazing on the outside for the new renters :)
