My family and I lived at Citrus Gardens for about four years. When we first moved in, it was a great place to live. The property was well managed, kept clean, and had a friendly community atmosphere. The office staff were always helpful, and the manager in particular was wonderful to work with. She was professional, kind, and genuinely cared about the residents.
Unfortunately, things changed significantly over time. After a nearby community center was built, there appeared to be an increase in homeless individuals and people struggling with substance abuse spending time around the area. While I understand many of these individuals need support and assistance, it became concerning when some began entering the gated community, especially at night.
Initially, security patrols were frequent and effective, but over time they seemed much less visible. There were instances where homeless individuals were found hiding in the trash enclosure areas. These areas were poorly lit, and on more than one occasion I was startled when taking out the trash. My biggest concern was for children or women in the community who might encounter someone unexpectedly in those dark spaces.
The overall atmosphere of the neighborhood also seemed to decline. There were recurring disturbances, including a person riding a motorcycle recklessly around nearby streets at all hours. In addition, some newer residents were not as considerate as those who lived there when we first moved in.
One issue prospective tenants should be aware of is the noise between units. We lived in a downstairs apartment, and we could hear nearly every step the upstairs neighbors took. The floors and ceiling creaked constantly, and at times it genuinely sounded like the roof was going to collapse. Day and night, we could hear heavy footsteps moving throughout the apartment above us. While this may be more of a building construction issue than a tenant issue, it definitely affected our quality of life and is something to consider if you're looking at a downstairs unit.
Other issues included recurring roach problems, homeless encampments in the surrounding public areas, and multiple large trailers and semi-truck rigs parked near the entrance of the complex. Besides being an eyesore, they created safety and visibility concerns. There wasn't just one trailer parked there occasionally; there were often multiple trailers lined up near the entrance, which further detracted from the appearance of the property.
Ultimately, these ongoing issues led us to move out after four years. It's disappointing because Citrus Gardens started as a very pleasant place to live, and there are still good people working there. The office staff deserve recognition for their efforts, especially the manager, who was always friendly and professional. However, the overall condition of the community and surrounding area declined enough that we felt it was no longer the right place for us.
I've been living 7 years here next month, and I abaolutely LOVE living here, everything is great. Whatever maintanace issues there can be, it gets fixed. No parking issues, there plenty and enogh space for whatever vehicles you can have. My husband and i have never had an issue. Neighbours, security, entrance gate, codes, everything is up to date. ONLY complain i have, is every year rent goes up, NO EXEPTIONS! It increases abput a 10%. I started paying $1477 and now pay $2260, so in 7 years rent went up $800. During covid, we had a lil break for about 2 years, rent didn't go up, but after, its been right on schedule. So if ypu don't mind your rent going up every year, this is a great place to live.
