We just moved into Atwell and so far we absolutely love living here. The community is clean, well-maintained, and feels really welcoming. The leasing agents have been incredibly kind and helpful throughout the entire process, which made everything smooth and stress free. Moving in was easy, and everything has been exactly as expected.
The complex is nice and new. We liked the all the landscaping, but office staffs are not responsive. And good lord! their application process is a mess, but if the staffs were responsive and knew how to help, we would’ve been done and all moved in. We went with a different apartment instead.

I'm very happy with this community. The manager, Tasha Galindo, along with the entire office staff, are outstanding— attentive, friendly, and highly professional. I highly recommend this place for living and am truly glad I chose to live here.

I do NOT recommend Atwell at Folsom Ranch, especially if you're a young female. I moved in when they were still building so I understand there was a learning curve. Apartments themselves are nice and location is ideal for being close to everything. Otherwise, for the money you pay, I would look elsewhere. You will be forced to pay for trash valet and apartment technology - you can't opt out. If the large trash bins have to be emptied more than normal, you will be charged $100 but you won't be notified. mailboxes were broken into - USPS confirmed but no one communicated this to residents. Management has already been changed, and the new one isn't bad but not great. My ex-boyfriend was able to access my apartment with an inactive/deleted door code that only Management was able to permanently delete. Read that again --- someone was able to access my apartment with a code I did not see nor had the ability to remove. That's a violation of my rights, and their response was "well glad nothing happened." This is after I already had a ticket out with Ambient (door technology) stating that my door wasn't properly installed, and yes, management was CCd. When you move out, they will force you to use their cleaning services - cost me $300+ to do so. I just got the remaining amount of my security deposit close to 30 days after my move-out date and per California law, I was entitled to it 21 calendar days....so yes, I could file a complaint and request my full refund. If you have a dog, it is friendly, but their dog park is just hard ground. There is a dog park within a 7ish minute walk. All in all, go scope out a few more options before you sign your lease.

I recently relocated from South Florida to Atwell at Folsom Ranch, and since I had to arrange everything remotely, I was a bit nervous about how the process would go. Thankfully, the experience was excellent.
Tasha and Camilla were incredibly helpful throughout the entire leasing process. They were very responsive, took the time to show the apartments virtually, answered all my questions, and provided clear instructions for everything that needed to be completed remotely. Moving from another state can be stressful, but they made the process smooth and straightforward.
When I arrived, the apartment was clean and ready for move-in, which I really appreciated. The overall management team has been professional and supportive so far.
I also want to mention the maintenance supervisor. My garage gate remote wasn’t working, and when I spoke with him, he immediately helped me and replaced it right away. It was a small issue, but the quick response and willingness to help really stood out.
The community itself is very nice — quiet, peaceful, and well maintained. The area around Folsom Ranch also feels safe and pleasant, which was important for me when choosing a place to live.
Overall, it has been a great experience so far, and I’m very glad I chose Atwell at Folsom Ranch as my new home.
