  Hello...I have written reviews before and have expressed how much I enjoy living here as I have been renting here for 18 years and have experienced many Property Managers and many different tenants. With the new ownership there are many improvements some of which were very long overdue and had also been complained about with the former owner so I'm sure that when Jones & Jones purchased the property they saw how much needed to be repaired /replaced. A portion of this burden is now falling on current tenants, there is a notice regularly letting us know there will be a Capital Improvement increase added to our rent and the notice that we receive from the Housing Department clearly states LANDLORDS ARE NOT REQUIRED TO OBTAIN TENANT APPROVAL and AN OBJECTION CANNOT BE BECAUSE WE DID NOT ASK FOR IT. So with these additional charges we have lounge which we can't rent for a party, we have a swimming pool we can't use as it is under construction, a spa we can't use as it is completely dismantled, BBQ areas are under construction, a laundry door that is so heavy it slams shut (women love that) in addition that it gets to be about 100 degrees in there with a closed door. Many of us have terrible ceiling stains from a roof that was replaced (not well), wall switches that don't work and bathtubs that don't hold water and we are the tenants that paid rent all through Covid and have lived through many inconveniences due to repairs. I do want to emphasize that the Property Management Team and the Facilities Team are helpful, professional and friendly and the property is very convenient for shopping, entertainment, schools, etc. but enough with the additional charges or maybe this is the way you hope to purge the long term tenants. Please be kind to us because we are here to stay ....

  I lived in this apartment complex for three years, and it was a wonderful experience. During my time here, the building underwent numerous upgrades, such as fresh painting, new landscaping, updated plumbing, and the addition of a modern gym. These improvements created a more peaceful and inviting environment for all residents, demonstrating the management’s genuine care for the community. Not to mention how close it is to the park and other markets/shopping. Great location in Encino. The property manager, Nick, deserves special mention for his politeness, helpfulness, and unwavering professionalism. He was always available to answer any questions and ensured that everything ran smoothly. I highly recommend this complex to anyone seeking a well-maintained and thoughtfully managed living space.

  I'm glad having Nick as a manager, professional and polite, always trying to manage your questions as soon as possible. Building have a good spa zone, pool and BBQ zone, always clean and joy to use!

  I've been VERY happy living at Brookside Terrace (5 yrs) and I'm so excited about all of the beautiful renovations they have completed under the new ownership - brand new copper plumbing throughout, new electrical panels, windows, doors, fresh exterior paint and landscaping, and a really lovely gym and recreational common area - as well as those that will be finished in the very near future. I've seen plans for a gorgous looking pool and bbq area, renovated main offices and front entry gate. Nick and Angelika are approachable, on-point property managers who care about the wellbeing of the tenants. Felipe and Roberto are the best maintenance duo you could ask for. They have all helped me many times. I feel safe here and believe that my interests are being looked out for. Brookside is actively transforming from "a place to live" into a true home and real community. Great work, everyone!

  DO NOT FALL FOR THIS PLACE! My lease just ended recently and I feel robbed for how much money I spent here. This place is old and falling apart but they continue to mask it my making it look modern with cheap hardware/paint. The property is going through renovations right now, which was a major inconvenience for all residents with NO accommodations by the “management” in place. Examples of what happened during my year at Brookside are: - Constant water shut offs(whether that be hot water only or all together) with little to no notice. One time in particular, we asked the on-site manager through email for an explanation as to why our water shut off with no notice and never received a response. - Leaving dust all over our new apartment only weeks after moving in following the new window framing installs(and a pitiful clean up job after we asked for the dust to be cleaned) -The window install also left cracks in the foundation of the wall and management ”fixed” it by painting over the cracks - A pipe being left open spewing foul garbage disposal waste on our parking spot and not provided explanation or alternate parking until we asked for them. - A pipe bursting above our unit causing water damage to our ceiling caused by the contractors Brookside has hired. - Our shower being damaged during the plumbing repairs and being left in poor condition since. (They also took out our old shower head and faucet and replaced them with cheap replacements that do not match our sink like before) -Our air conditioning pipes would freeze after use all the time even when we followed “management” direction to not go under 70° - All of our personal items being mishandled and damaged (The light bulb that was shattered and left shards in our bed) during the plumbing work and leaving our washer dryer combo in the middle of the room throughout the project that lasted 3 months. (And our unit was left unlocked after the first day of the project). -We initially chose this apartment complex because of the in unit W&D, however due to the plumbing project that lasted over 3 months we could not use the appliance. As a result, we had to pay for on-site laundry while our rent still reflected us having that in unit amenity. We also were not provided any vouchers to utilize the on-site laundry. We spoke to both the property manger and the property management company and neither cared to help us. Pictures of all of this are provided. It is frankly a JOKE that they charge what they do to live here. They also had the audacity to try and raise our rent $103, which would have put us at $2700/month not including any utilities. (1 bed 1 bath 800 sqft) The property is also not up to code and there are multiple city notices on the front entrance at a time. Please don’t live here. There are much better options in the area.
