    Living in this apartment community in Encino has been a truly positive experience. From the moment I moved in, I have felt comfortable, safe, and well taken care of. The building is kept in excellent condition, and the maintenance team is outstanding. They respond quickly to any request, always addressing issues efficiently and with a friendly attitude. It gives me peace of mind knowing that if something comes up, it will be handled promptly and professionally. The management here is equally impressive. They are attentive, organized, and genuinely care about the residents' comfort and satisfaction. Any questions or concerns are met with a helpful and respectful response, which makes a big difference in creating a pleasant living environment. One of the things I value most is the sense of community. The neighbors are warm, respectful, and friendly, which creates a welcoming and peaceful atmosphere. It feels like a safe place where everyone looks out for each other. Security is also a top priority here, and it shows. I always feel secure coming home at any time of the day or night, knowing that the property is well monitored and maintained.     If you’re considering moving into this complex, be aware that the new management is renovating the old building by replacing the carpets with hardwood floors without any soundproofing between units. This has made the apartments incredibly noisy — especially if you're not on the top floor. You’ll hear every step from your upstairs neighbors, including during the night when they get up to use the bathroom. I've tried every kind of earplug with the highest NRR rating — nothing helps. I still wake up from the noise regularly. This isn’t a complaint about the neighbors (they're just living their lives); the real issue is poor planning and disregard from management for basic sound insulation. I’m genuinely not sure how this setup complies with the right to quiet enjoyment law, because it clearly doesn't. If you’re sensitive to noise or value your sleep, I would strongly reconsider renting here unless you can guarantee a top-floor unit.

    Hello...I have written reviews before and have expressed how much I enjoy living here as I have been renting here for 18 years and have experienced many Property Managers and many different tenants. With the new ownership there are many improvements some of which were very long overdue and had also been complained about with the former owner so I'm sure that when Jones & Jones purchased the property they saw how much needed to be repaired /replaced. A portion of this burden is now falling on current tenants, there is a notice regularly letting us know there will be a Capital Improvement increase added to our rent and the notice that we receive from the Housing Department clearly states LANDLORDS ARE NOT REQUIRED TO OBTAIN TENANT APPROVAL and AN OBJECTION CANNOT BE BECAUSE WE DID NOT ASK FOR IT. So with these additional charges we have lounge which we can't rent for a party, we have a swimming pool we can't use as it is under construction, a spa we can't use as it is completely dismantled, BBQ areas are under construction, a laundry door that is so heavy it slams shut (women love that) in addition that it gets to be about 100 degrees in there with a closed door. Many of us have terrible ceiling stains from a roof that was replaced (not well), wall switches that don't work and bathtubs that don't hold water and we are the tenants that paid rent all through Covid and have lived through many inconveniences due to repairs. I do want to emphasize that the Property Management Team and the Facilities Team are helpful, professional and friendly and the property is very convenient for shopping, entertainment, schools, etc. but enough with the additional charges or maybe this is the way you hope to purge the long term tenants. Please be kind to us because we are here to stay ....

    I’ve been a resident of this building for several years, and while I appreciate the recent upgrades—such as new windows, pipe replacements, a retrofitted garage, gym improvements, and the ongoing pool renovations—I am deeply frustrated by how these changes are being handled financially. The building, constructed in the 1970s, understandably requires modernization. However, requiring residents to shoulder the costs through 60- or 72-month leases is highly concerning. These types of projects are typically the responsibility of the property owner, especially in a rental building. This is not a condominium where residents own their units and can expect to contribute to capital improvements. As renters, we are being asked to finance overdue maintenance and mandatory upgrades—like replacing 40+ year-old windows—that should have been addressed as part of regular upkeep. Adding to this frustration are longstanding issues that remain unresolved. For instance, I have personally dealt with rats in my walls for over two years, which has not been addressed despite repeated concerns because they're just roaming around the building. My car was broken into on this “gated” property, yet I’ve only seen a security guard once in three years. The garage doors that you use to enter the building remain broken and unsafe, further compromising security. While these upgrades are being billed to residents, fundamental issues like pest control, security, and structural safety are being ignored. Additionally, my unit had no cold water in the sink for over a year, an issue unique to my apartment that was only resolved as part of these recent upgrades. While I’m grateful it was finally fixed, it is unacceptable that such a basic utility issue persisted for so long in a rental property. I want to emphasize that Nick, the building manager, has been outstanding throughout this process. He has managed these projects professionally and with great care for residents. My frustration lies entirely with the new building ownership. While I understand some of these updates were city-mandated, passing the financial burden to residents without addressing core concerns like security and pest control creates an inequitable and frustrating living situation. I strongly urge the building owners to reevaluate their priorities. Resolving issues such as the rat infestation, repairing the garage doors, and hiring a full-time security guard would demonstrate a commitment to the safety and well-being of residents. It’s disappointing to be required to pay for upgrades in a rental property while these critical problems remain unaddressed.
