  ★☆☆☆☆ Horrible Experience – Unsafe, Dishonest, and Disrespectful Management Living at Brookside Terrace Apartments was one of the worst decisions I’ve ever made. The property manager is a power-tripping, dishonest individual who acts like they own the building. Their only goal seems to be making tenants lose — whether through intimidation, manipulation, or complete disregard for tenant rights. While I lived there, there was constant construction, including inside my unit. My walls were torn apart, and the washer/dryer was disconnected for weeks — including while a full load was still inside. No notice, no care. They walk into your apartment with zero respect or warning. They would also shut off the water whenever they pleased, often with no notice at all — during cooking, laundry, showers — didn’t matter. Completely inconsiderate and disruptive. The worst part was the mold situation, which was completely ignored by management. When they opened the walls during construction, I discovered visible black mold and other suspicious growth behind the drywall. Concerned for my health, I hired a licensed mold inspection company at my own expense — and the results came back positive for multiple types of toxic mold, including black mold. This is a serious health hazard. Instead of addressing it, management tried to cover it up. They refused to acknowledge the test results, and the regional manager simply offered to break my lease, as if that would make the issue go away. They later brought in an unlicensed company to do their own test — which of course came back “negative.” I personally called that company, and they admitted they were not licensed and had no idea what permits or credentials were required. That tells you everything. Just days before the housing department was scheduled to inspect, management patched up the walls to hide the mold. No remediation. No repairs. Just a cover-up. It was obvious they cared more about saving face than protecting tenant health. Non-permitted work was being done on the property, confirmed by one of the workers themselves. The entire complex is built on cutting corners — with cheap appliances, low-quality finishes, and a complete lack of integrity from those in charge. They stole my security deposit, never showed proof of any damages, and act like they’re doing you a favor by renting to you. There are hidden fees added to your rent monthly — random charges that add up fast. The only decent people at this place were the maintenance crew and Angela at the front desk. Everyone else was dishonest or downright shady. This place is a health risk, a financial scam, and a stressful environment to live in. For the price they charge, it’s absolutely not worth it. Spend a little more elsewhere and protect your health, your money, and your sanity.

  Beautiful apartments. Copper piping, fireplace. New appliances, nice pool and gym and Balboa Park is a half block away. Nick Renzi the manager is on site and very available and helpful.

  I am a current resident at Brookside Terra Apartments and I do not recommend anyone to lease an apartment here. While the property manage is professional and a good person, the complex has been undergoing major renovations over the past year that continue, to this day, make the life of the residents miserable. Every few days, there is a notice posted on the door that water will be shut off for the entire day, workers entering the unit to re-pipe, common areas under construction, in-unit washer and dryer disabled for 4 weeks, and none of this is compensated in any way, form of shape and the residents are expected to move on despite all the daily inconvenience of being without water of having strangers enter your apartment on a regular basis. Maybe in a couple of years this will be a nice place to lease a unit at but currently and the foreseeable future, I would stay away. Plus, there are all sorts of junk fees being added to your rent at the end of the month between a "BillOn fee", "Registration Fee", "Insurance Admin Fee" then you are liable for a portion of the Sewage Fees, Trash Fees, Water Fees, etc. You pretty much pay for all on top of the inconvenience of living here. And lastly, be careful when you see any promotions of 1 month free. Our unit was advertised as such but when we leased, we were told this promotion is not valid on your apartment. Go figure.
