Raise the rent every month. Elevator had been completely out of services for over 3 weeks with no repair date given or estimated, leaving elderly residents stranded on 2nd and 3rd floors for weeks.

I have always loved it here. The privacy and quiet are good for me. And if you have the proper expectations, you will too. If you are expecting the property to be kept up like a fancy Bed and Breakfast, you will be disappointed. Cosmetic Things get done when they get done. The apartments are arranged with the convenience of seniors in mind. With floor-to-ceiling windows, it is very cheery, The kitchen and bathrooms are spacious, enough to use my walker inside when I broke my ankle. There are closets enough to put things away, including a floor to ceiling pantry, and a small washer and dryer in every unit (with a commercial size laundry pair on each floor, for blankets and such). A microwave is built in and there is a programmable thermostat in the front hall. An additional storage closet is off of your patio. Being inside a building, rather than separate free standing units, means the garbage collection rooms are indoors, right next to the elevator on every floor. The mail is delivered to an inside mail room as well, so your mail is not too hot or cold when delivered. The closed building feels so safe, I often go down to the mailroom in the wee hours of the night. Another advantage of the closed building is that it reduces energy costs. Only one wall of my apartment faces the outside, and my energy bills are very reasonable. The hot water heater for the building is maintained in a common area, and hot water gets paid for by the complex. My favorite thing about the complex are the many mature and well maintained trees and detailed garden areas. Sitting outside on my patio feels like being in a forest. I never knew that is just what I always wanted! My patio is my favorite “room” for much of the year. Lastly, the current managers are caring. They leave you alone until you ask for help. When I broke my ankle, a manager saw me in distress and contacted my daughter so she was aware. The current management actually cares about residents' wants. I was so touched when they needed to eliminate a dying tree that residents loved, and they wrote a letter apologizing to the residents, promising an attractive replacement. No other company I have rented from was so consistently caring, and when this new management took over, they reinstated the many activities that the old managers had let lapse during COVID. We have an exercise room, a small movie theater, a craft room, a computer room, and a lovely living room with a working fireplace that is kept lit in winter. There is even a piano! If I had to choose something to criticize it is that the complex is about 20 years old, and designed with fewer electrical outlets than we ordinarily use today for our electronic devices. Maybe some day that will be updated. As you can tell, I love my apartment and will live here as long as I can be self sufficient. Today, I have been here for over 6 years.

I do like living here. I’ve been here for over 5 years. However, the annual rent increases, in this area, are not only unfair, but not feasible if you’re a retired senior, subsisting solely on SS income, which most of the tenants are. (Some tenants are on Title 8, and I honestly think, that this is the only way to be able to withstand the rent increases.) According to FPI management, they are doing what the law “permits them to do”. However, because we are in Elk Grove, & the calculation for rent increases takes into account the average median income (AMI) of the area, which is approximately $120,000 (with so many of these people living in homes, where starting prices are well over a half a million dollars), our rent increases are calculated based on this AMI, which is *extremely unbalanced* for seniors trying to get by on SS retirement income, that does not increase anywhere near the rate of the AMI of the area. Because of this, our rent increases are approximately 10% each year, which calculates to over $100….and this 10%, keeps increasing every year, as the rent prices are higher every year. (This year my rent increase was close to $150, but my annual SS income increase, was only a few dollars.) If this continues, and the laws do not change, these apartments can no longer be considered “senior apartments”, because there won’t be any seniors left who will be able to live here….especially if the former “president” gets in the WH again, where their playbook for his administration, Project 2025, details cutting SS for seniors by 25%.
