  Overall, I had a very positive experience with this complex. Management: Jennifer is very flexible, communicative, and friendly. Work orders are usually completed with 24 hours! The staff are very kind and personable. I think the management was my favorite thing about living here. Complex: the plants and surrounding area is very well maintained. The trash cans are wiped down, trash is regularly picked up, and all the foliage is well maintained. The place is spotless! The pool is brand new. I also appreciated that they had a security car which regularly patrolled at night. Apartment: I had a very nice new apartment with spacious bedroom and great AC. My only complaint is at times the internal electrical systems were a little funky. But overall, great apartments. No noise issues as long as your window is closed. Location: fantastic. Right across from a beautiful park and close to downtown. The only con is it is also by a train which can be noisy at times. Cons: the parking can be annoying, but that’s because people park there who do not have a permit. Laundry could be frustrating since people tended to overload and break the washers or use too much bleach. The dryers ran very hot and could burn unnatural fibers. There is also only one area to do laundry so it can be a hassle to move all your clothes. I have heard a lot about crime from other reviews. My apartment faced the train track where there could be many homeless individuals. I did not experience any package theft or crime. I regularly walked to the park across the street with my small dog. In my two years there, I only ever had one bad interaction. I am not discrediting anyone else’s stories. I felt safe since the security regularly parked outside my apartment area because of my apartments location. The management does take precautions, but bike theft and package stealing is rampant in Davis. I am not sure if that will be any better anywhere else unfortunately. I have also seen a lot of issues surrounding deposits. I did not have any issues with my deposit. We cleaned the place thoroughly and they don’t charge when it is a simple freshen up. Most places DO take money out of the deposit for cleaning. As long as it’s normal wear and tear, they are not going to charge you for it. They also have a great system for splitting the deposit that most rental agencies don’t have. We had a lovely time living here!

  I lived at Parkside Apartments for three years, and based on my experience, I can confidently say it is one of the best apartment communities in Davis. The entire property is always clean and well maintained, including the pool and common areas. The management team is professional, kind, and very helpful, and the maintenance team is excellent and always responsive. I especially appreciated how flexible and understanding the management was during my move-out. I asked for a few extra days to move, and they kindly adjusted my move-out date, which made the whole process much easier and helped me avoid additional storage costs. That level of consideration really meant a lot to me. The only reason I moved out was because I found an apartment on campus. Otherwise, I would have been very happy to stay at Parkside longer. After three years, I was genuinely sad to leave. I had a great experience living here and am very grateful to the entire Parkside team for making it feel like home. I highly recommend Parkside Apartments to anyone looking for a clean, comfortable, well-managed, and friendly place to live in Davis. Wishing all the wonderful Parkside staff the very best! ⭐⭐⭐⭐⭐

  I loved it here! The staff is kind, and the complex is very clean. If you have any issues, maintenance is on it. There are about 3-4 bus stop options, a pool, and a spacious park across the street. You're very close to downtown, the public library, and campus as well. The freight train is pretty loud and can shake the walls, but I swear it's something you get used to! Overall, I'm really gonna miss this place. It's a great community :)

  I lived at Parkside a few years ago, and although it was a horrible experience, I chose to let live and let go ! I’ve unfortunately had to interact with the same incompetent leasing manager and staff as I’ve had to in the past, and it seems absolutely nothing has changed. The communication style of the leasing staff is incredibly lacking both between staff members and when interacting with patrons/tenants. No one in the office is proactive and your time will be wasted unless you are diligently checking in on an issue; left to their own devices, I doubt anything would get done. My advice to every and anyone considering leasing here: get everything signed and in writing. If they tell you the sky is blue, get it in writing. If they say they’ll check something for you, get it in writing. Odds are they won’t do it or they won’t do it correctly and you’ll be left trying to figure it out. Moreover, I’ve had my fair share of packages stolen here and it seems like an issue everyone has just accepted (which is insane imo). Glad I’m out, heed my warning.
