    We did a tour the other day. Our friends live here and we are thinking of moving here next year. Seems like things are changing and busy. However, the front desk took the time to help us out and answer our questions. I loved how welcoming they were and the energy they had. They were giving out free snacks, energy drinks during finals. Plus they had free red scantrons and blue books for the residents (yes I took some too, lol)

    I’ve had a great experience living at Aria Apartments. The community is clean, well-kept, and has a really comfortable atmosphere. One of the biggest improvements has been the new management—they’ve been professional, responsive, and easy to work with. Maintenance requests are handled quickly, which makes a huge difference day-to-day. The clubhouse is also a highlight and has some really cool amenities that make it a great spot to hang out or get things done. The location in Davis is super convenient, with everything you need close by. Overall, I’d definitely recommend Aria to anyone looking for a solid place to live in Davis.

    Property is great. Staff is great, it is an old, but new management showed us the new mock ups of what they are doing. I renewed with the old management, but the new management explained that they honored the previous management lease! Im excited for the new bike repair stations they want to do. The events have been fun! If you like hanging out with friends and get free food. Would recommend

    I have lived here for 5 years. Since the apartment was taken over by Cardinal, this has to be one of the worst management/ownership experiences I have had living in an apartment. I hope I do not have to live here longer, once I find an opening, I can’t wait to leave. Every year, I have renewed my lease with Pepperwood (now, Aria) without hesitation and now, I’m telling everyone to run not walk. Stark difference from when I use to encourage everyone I encountered looking for a new place to live here when we had Russell then Ashley. Wasn’t Cardinal just sued for millions of dollars?? And they want to overcharge people and have all of these hidden costs that you don’t see unless you look at your rent carefully???? There are HUGE red flags. First, they demoted our apartment director and then we realized she left all together. Aria Davis did not inform us of that, in fact, it’s been a few months and who is our new apartment manager? What is his name? We just talk to AI chatbots and AI generated emails all day. All of their communication is clearly AI-generated. It’s scary. All they do is focus on events and promoting their business, not their current tenants. They’re not even that close to campus!!! And now trying to charge by the bed. They’re acting like they are next to Trader Joes and that this is the most desirable place to live. I know tenants that are graduate students/work professionals and they only want to cater to the undergrad students and promote to them only. To make things worse, there is no on-site management. If you want to speak to an actual person, you have to walk across the street and walk a block to another apartment complex just to find someone at their “sister” complex, Luma (aka formerly Temescal, isn’t Luma from Pokemon? LOL) That’s incredibly inconvenient and unacceptable for residents who need support where they live. On top of that, they are now trying to shift toward a “rent-by-the-bed” model. This feels like a way to work around existing lease agreements and restructure housing. I’m grateful that there is a reddit thread all about this now. Many of us are working professionals who signed leases under completely different expectations. Now there is stress and uncertainty around whether leases will be honored, whether rent will change, and what future living conditions will look like. Management and cardinal seems more focused on rebranding than actually improving the property. They are changing the name and trying to make the complex feel more “modern” with branding but the apartments themselves are still very rundown. Gross, old cabinets and flooring. Bad ventilation in the bathrooms. The new name choices also feel confusing and poorly thought out. “Aria” is so similar to the Atria, our neighbor complex, which is an old folks home. Overall, there is a clear disconnect between management priorities and tenant needs. Instead of addressing real issues like maintenance, transparency, and communication, the focus seems to be on appearances. Do not live here. I repeat, do NOT live here.

    Please DO NOT RENT HERE!!!! They have a service fee for paying rent… who does that??? The facilities here are incredibly old and inefficient, the dryers don’t even properly dry my clothes and yet they raised the prices. We shouldn’t even be paying to do laundry!!!! Why are we being forced to pay AT LEAST 4 dollars every single time!!!! The only thing that they have upgraded is the payment system for the laundry machines, the prices for the washers have also gone up. It feels like this complex is trying to squeeze as much money as possible from college students who are already struggling!!!
