  The units in this complex are beautiful! I have lived in many nice places so I can tell when finishings are well done. This property I could tell is well cared for and the staff are awesome! Christopher was very helpful as well. It was a straightforward application.

  I would give this place Zero stars ! Run don’t walk and if you apply and change your mind they will likely keep your 500 dollar security deposit . I started the leasing process with Frank Bayo on Tuesday July 15th , despite my hesitations about the volume of bad reviews, because I Ioved the location in downtown Dana Point. Mistake. ! Believe the bad reviews . Here’s my story. I continued the leasing process a day and a half later with Chris the manager, but they could not financially verify me because I could not log into my brokerage account . Chris extended the deadline to Monday July 20th. On Sunday July 19th I went back for one more look with leasing agent Victoria. This complex is built around all kinds of retail stores and here’s the kicker, the post office is between buildings two and three . The unit I was looking at was in building three. As we walked to building 3 there was all kinds of disgusting discarded furniture in the post office parking lot —which was not there the first day I came and met with Frank and the smell of sewage was overwhelming. On top of that, I finally got a good look at the underground parking lot which is so dark I would not feel safe parking there , and because there are multiple buildings but one address, I also saw people’s Amazon deliveries scattered all over the floor of the lobby of building three . I knew I could not live in these conditions and then cancelled my application, which was never even completed Subsequently , I got an email from Frank saying they will NOT return my 500 dollar security deposit because I exceeded the 72 hour deadline , which his boss Chris , extended ! What a scam ! There’s also a post about this security deposit scam which I saw after the fact, on a Facebook Post called Dana Point Unplugged ! Despite numerous emails from me including to CEO Bob Faith , they have refused my request for a refund ! 500 dollars down the drain .. like I said run !

  Severe Operational Incompetence & Financial Negligence at Prado West (Greystar) If you are looking for a luxury experience with reliable corporate management, look elsewhere. Prado West and Greystar have left my family facing tens of thousands of dollars in financial damages due to shocking internal incompetence and a complete failure to honor their agreements. The Situation: We went through the entire application and onboarding process for Unit 3-301 with an ironclad move-in date of August 2nd. The Paper Trail: Greystar’s own resident portal explicitly states "Lease Signed! Congratulations! You already did this one!" with a live countdown to our move-in date. Based entirely on this binding, official confirmation, we spent thousands prepping our current home for rent and legally committed to long-term tenants taking over our property for $13,500 a month starting August 10th. We bound our renter's insurance and scheduled utilities to Prado West. The Nightmare: Less than two weeks before move-in, local management called to tell us the current tenant requested an extension, and that their "hands are tied." To make matters worse, they claimed they "couldn't find" the lease in their system—completely contradicting what their own software displays. Instead of taking corporate accountability for a holdover tenant or immediately offering to cover our emergency luxury accommodations and storage, they are hiding behind scripts while we face an unconscionable financial trap. We have been forced to escalate this directly to our attorneys. A multi-billion-dollar corporation like Greystar should know how to manage a basic transition without displacing incoming residents and causing massive financial harm. Avoid this property at all costs.

  Gorgeous on the tour, miserable to actually live in. Don’t let the lobby fool you. Behind the nice finishes is a building run by management that genuinely does not care about the people paying to live here. Where to start? The parking garage smells like something died in it…the sewer traps back up constantly. The elevator is broken so often that you should assume you’re paying premium rent for a 3rd or 4th floor walk-up. The retail spaces clearly come first; tenants come last. You’ll hear the gym thumping through your walls. And in our first year alone, the A/C and multiple appliances have failed. The residents are lovely. The location is great. But none of that matters when management treats you like an inconvenience. Tour somewhere else.

  Prado West is the best apartment complex and setting I’ve had the pleasure of living in. The entire team has been so responsive and supportive to our every need. Kristin, Jordan, and Noe have been consummate professionals. Our dogs love it too :)
