  Would recommend. Staff is responsive, helpful, and respectful, and communicate well ahead of time (ie. ~2 week notice they were going to paint the exterior, please make sure windows are closed. Emailed and taped to all doors). Maintenance is quick. It is an older building, but overall well kept and constantly improving. Having larger layouts and more closet space, and having in-unit washer/dryer and full kitchen are really a game changer. I've had no issues with pests, and actually really enjoy the neighbors that I have met. I watched my downstairs neighbor order a 60" tv and it was set outside his door. Bold choice... but nobody touched it all day. I have never had or heard of a package stolen. I have had no noise issues with people. The garbage truck wakes me up sometimes(saved my bacon in the past). If you dont get a reserved parking spot, the options towards the back get very tight. Even so- most people respect it and park really well. All kids and pets are "safe", as in well trained /protected by parents / owners. Ive never seen or heard of issues with random pedestrians from outside of the community causing any issues. Ive seen women doing work outs at night... it feels safe enough for that, which is comforting. Every place will always have a few bad apples, but I havent really dealt with any here. So, if you're the bad apple. Please reconsider something else. 🍎 Only complaints- the rearward parking spots are tight, and I wish I applied an hour earlier, so I could have got one of the rooms with the professionally screened in patios.

  I toured with Salina and Troy. Both very professional and friendly. They were very informative and chose a great scenic route to the unit. I also got a goodie bag at the end, 5 stars!

  I feel bad writing this review as Abby Creek was our home for 3 years, but I believe people need to know what living here is really like. For the first 2 years, everything was fine. This last year has gone downhill. It started with a lack of hot water in December/January of 2025/2026. For 6 weeks in the middle of winter, we didn't have any hot water, and we had to take freezing cold showers every day. It was miserable, plain and simple. They offered us a hotel for the last week or so, but we still experienced 5 weeks without the basic necessity of hot showers (in winter!). There are constant renovations being done. I understand that the property needs to be updated, but it was excessive and burdensome to the people who lived at the complex. For example, they redid our balcony of the apartment. But to do so, they had to hammer on our walls so loudly that it affected the entire apartment. This went on for weeks, on and off. We have pets, and they were terrified the whole time due to the extreme noise. One of our pets was very old, and I worry that the stress from the noise may have caused him to go to heaven earlier than his expected lifespan. We also had a pest problem, specifically cockroaches. We asked them to spray pesticide around the property, but I'm not sure if they ever did since the cockroaches kept coming back. It was very disgusting, and during the last 3 months of living at Abby Creek, we had to purchase our own cockroach traps and put them around the apartment. It was extremely gross, and as a person with OCD/germophobia, it was very stressful. Finally, I must state the reason why my fiancé and I moved out. There were plans to repaint our balcony, but we were never given 24-hour notice. I was asleep in bed, unaware that there were strange men in my home. The email from Abby Creek said it was the maintenance manager and "painters" (plural), so that's at least three strange men who were in my home while I was sleeping and unaware of what was going on. As a woman, this was incredibly violating and upsetting. I work in the psychology field, and incidents like this can affect a person's mental health. It did for me--I had nightmares that there were men in my home for weeks afterwards. Anything could have happened to me while I was asleep and vulnerable. A person's home is supposed to be their safest place, but at Abby Creek Apartments, I was not safe. Because of the incident with the strange men in the apartment, my fiancé complained, and they let us break our lease early. I have asked around my workplace, and I know that Abby Creek Apartments broke the law. Abby Creek Apartments violated California Civil Code Section 1954, which requires a landlord to give 24-hour notice before entering a rental unit. This is unacceptable. I feel that changes need to happen for Abby Creek Apartments to turn things around. As it stands currently, I do not recommend that anyone rent a home here.

  I’ve been living here for over a couple years and the management is only getting worse, Zero stars for the office staff for the last few months. Cant wait to move and hope they get better help to run the property.

  Moved in last month .... Nice quiet clean complex ... Not your average Carmichael apartment.... I love my kitchen, nice stainless steel appliances... Central heat and air .. the units are kept up and updated. Looking for apartments in Carmichael is hard as most of them are out dated .... My apartment is just under 1200 square feet & the manager, she is GREAT!!!
