Great experience touring here and found an amazing place. Been here about 4 months and really enjoying everything. Well maintained property!
We’ve had a very positive experience living here. The maintenance team is great—they are responsive, professional, and the property is always well kept. Whenever there are necessary issues, like water shutdowns, we have always been notified in advance, which we really appreciate. We recently had an issue with our oven, but it was handled quickly and professionally. The maintenance team responded fast, kept us updated, and replaced the unit without any hassle. Everything is working perfectly now. Great service – highly recommend! The management team is efficient and handles things promptly, making sure residents are informed and taken care of. We can honestly say we feel at home here and would recommend this community to anyone looking for a well-managed, comfortable place to live.

If I could give Montecito Apartments at Carlsbad zero stars, I would.
My husband and I were residents here for three years. We always paid our rent on time, followed every community rule, took great care of our apartment, and even referred friends to live here because we genuinely enjoyed living there. Unfortunately, the way management handled our move-out completely erased any positive feelings we had about this community.
During our pre-move-out inspection, Justin told us **verbatim** that our carpets were "in great condition." He specifically explained that the only expense we would be responsible for was repainting the garage, which would simply be deducted from our security deposit. Based on that conversation, we fully expected to receive the remainder of our deposit back.
After we moved across the country, we were blindsided with a bill for more than $600 and discovered that our entire security deposit had been kept. When I called to ask what happened, I was told they had replaced the carpet in all three bedrooms. This was the first time we had ever heard anything about the carpets needing replacement. When I reminded them that we had been told the carpets were in great condition during the inspection, their only response was that they would send photos. The photos they sent were taken during that same inspection—the one where we were told the carpets looked great.
This wasn't just frustrating—it felt incredibly dishonest. If management knew they intended to charge us thousands of dollars in carpet-related costs and keep our entire deposit, why were we told the exact opposite during the inspection? A pre-move-out inspection is supposed to give residents an opportunity to address issues before moving out, not provide false reassurance only to send a surprise bill after they've left.
To make matters worse, we've spent months trying to communicate with management about this situation, and our emails have largely gone unanswered. Once they had our money, they seemed to have no interest in having a conversation.
The way this was handled makes it feel like the move-out process is designed to maximize charges rather than treat residents fairly. After being loyal tenants for three years, we expected honesty, transparency, and basic communication. Instead, we were left feeling misled and taken advantage of.
If you're considering living here, be extremely cautious during your move-out process. Get every statement in writing, take detailed photos and videos of everything, and don't rely on what you're told during your inspection. Based on our experience, verbal assurances meant absolutely nothing.

Special praise for the maintenance staff. They're timely and extremely helpful. The complex itself is well-maintained, safe, and quiet, and the apartments include good stuff (A/C, garages, solid internet) we didn't have at our last Carlsbad apartment.
