  The leasing team are very incompetent and a giant waste of time and money. Don't even bother applying because they will promise you a unit and then lease it to someone else and then charge you for the application fee. Apartment management purchases fake reviews and I encourage you to be highly skeptical when dealing with this apartment management company.

  GIVE ME MY MONEY BACK!! I applied for a studio here on July 5, 2026, and my experience was extremely frustrating. Before applying, I specifically asked whether a studio was available, and I was told that it was. Based on that information, I submitted my application and paid the $52 application fee. After that, I waited for about **two weeks without receiving an approval or a clear update**. Eventually, I was told that the studio was already sold out. I was very disappointed because I would not have paid the application fee if I had been told from the beginning that there was no available studio. I requested a refund of the $52 application fee because I felt that I had applied based on inaccurate information. However, I have not received the refund, and my emails regarding the issue have gone unanswered. Communication has also been extremely difficult. Every time I tried calling, I was unable to reach anyone, and the phone system said it was under maintenance. Email communication was not much better. When I asked questions, I often received what appeared to be automated AI-generated responses within a few minutes that did not actually address my concerns. I even asked to speak with a real person, but I still could not get meaningful assistance. Do not waste your time or money applying here. My experience was that they collected my $52 application fee based on inaccurate availability information, kept me waiting for two weeks, and then ignored my refund requests.

  I would like to report what appears to be a misleading listing for ACE Berkeley Leasing. The apartment I came to tour was advertised on Zillow for $1,600 per month. However, when I arrived, I was informed that the actual starting price for that exact apartment is over $6,000 per month. This is a significant discrepancy and, in my opinion, a deceptive advertising practice. I drove here specifically because of the advertised price, only to discover that it was completely inaccurate. As a result, I wasted both my time and transportation costs. Whether this incorrect pricing was posted intentionally or by mistake, listings should accurately reflect the real rental price so prospective tenants can make informed decision.
