I lived at San Mateo for two years, and my experience there was wonderful. I would have stayed longer if I hadn’t made a bunch of connections on the opposite side of town; but I highly recommend these apartments to anyone looking for someplace affordable and well maintained!
Location: The apartments are ten minutes from downtown, ten minutes from the Spectrum area, and twenty minutes from Gates Pass, so shopping + socializing + desert wandering were all close by. The place is right on a busy street, so downsides are that there were loud cars (and loud passersby) at times, and someone got into my car once early on because I left it unlocked (but I never made that mistake again and therefore had no more issues). Aside from that, I felt very safe there; I wandered around at night a lot and never encountered anything sketchy.
Staff: Everyone who worked on the property was kind and treated me with respect. Jurithzy and Juanita in the office were always helpful with my questions and requests, and maintenance issues were generally resolved in a timely manner by Omar + the rest of the maintenance staff. I locked my keys in my car a few times, and the office always helped me get back into my apartment so I could wait for AAA in comfort.
Apartment: My apartment was in great condition; I had some maintenance issues with my toilet, but they ended up replacing it for me at no cost. The A/C worked well and quickly and the place stayed cool even with the shades open. I had some cockroaches throughout my stay, but I found that plugging my drains at night took care of most of them. The neighbors sometimes partied/played video games with the windows open at midnight, but that level of disturbance was pretty infrequent and for the most part my surroundings were peaceful.
Amenities: The pool was clean and really nice in the summer; the laundry room was humid sometimes, but the machines were clean and worked well; the workout room was quiet and clean; and the neighbors were pretty friendly. They used to have more grassy green spaces which they switched out for landscaping rocks; I’m sure it was to save money/water, but it was still a little disappointing. However some grass remains, and there are plenty of shade trees that keep the place cool and attractive.
Pricing/fees: I paid a little less than $800 for a renovated studio, plus utilities which fluctuated month to month, but they never gouged me with ridiculous prices, and my rent only went up by $6 the second year. I also got basically my entire security deposit back, which was unheard of at the last place I lived, and really was the cherry on top of the experience.
Altogether, San Mateo was a really pleasant place to live, and I am grateful for the two years I spent there. No place is perfect, but all the issues I encountered there were either resolved by staff or were minor enough to be entirely live-with-able. Five stars and many thanks!

Beautiful apartment. So comfortable, safe and welcoming. My family loves it. Pool laundry, gym, playground and dog park. Prices are great and location is perfect.

Marisa was so so helpful and made moving into my new apartment so easy & seamless! She was very friendly and knowledgeable about everything and was able to answer all of my questions with ease! I have never felt so welcomed and accommodated moving into a new apartment complex before and Marisa made it so easy! I love living here and am even looking forward to getting a 2 bedroom later into my current lease. There’s a park, pool, laundry room and fitness area and everything is well maintained. Also, maintenance comes to fix anything with the snap of a finger! I know if I need anything at all, my girl Marisa at the office has my back! Thank you for making my move the easiest it has ever been! If you are thinking about leasing here, Marisa is your girl!
Based on our experience, I cannot recommend this property and would encourage anyone considering renting here to do thorough research before signing a lease.
Our experience at this property was incredibly disappointing from start to finish. When we moved in, the apartment was not properly cleaned. The carpets were dirty, the walls were damaged, and we even found loose screws and nails scattered throughout the bedrooms, creating a safety hazard for our small child. We were charged a mandatory "Stress Free Move" fee of over $300, yet the unit was nowhere near move in ready, and management refused to refund the fee or have the apartment properly cleaned.
The biggest issue was the severe roach infestation. Despite keeping our apartment exceptionally clean and requesting pest control immediately after moving in, we continued to find large roaches throughout the kitchen, bathroom, and living room every single day. After speaking with other residents, it became clear this was a widespread problem throughout the property, not just our unit.
Another major concern was that prospective tenants were not allowed to see their actual apartment before signing the lease. Looking back, that should have been a significant red flag.
The conditions became so bad that we ultimately moved out. We even had to get rid of all furniture because we were afraid of bringing the infestation into our next home, resulting in a significant financial loss.
To make matters worse, after everything we experienced, management is now attempting to charge us an absurd amount of money rather than taking accountability for the condition of the apartment. We dispute those charges because the issues that led us to leave were never properly resolved.
Overall, this experience caused our family unnecessary stress, financial loss, and months of anxiety.
