UPDATE: Tomorrow will mark two full weeks since I submitted a maintenance request for my broken dryer, and it remains unusable. A maintenance technician did come out in the middle of last week and told me the timer needed to be replaced and that the part would be ordered. Since then, I have received no update about the part or when the repair will be completed. Communication throughout this process has been extremely frustrating and inconsistent. One office representative told me my request would be expedited because the dryer was completely unusable. The very next day, Tony in the front office told me the repair was not a priority because it wasn't an A/C or refrigerator issue. I understand emergencies take priority, especially A/C issues in Arizona, but being given contradictory information on consecutive days is unacceptable. I've called multiple times for updates and have repeatedly been told someone would call me back, but those calls never come. Yesterday, I personally spoke with the property manager, Erik, who told me he would contact the head of maintenance. Once again, I never received a follow-up. Today I called again for an update, and my calls appeared to be answered and immediately disconnected. I cannot say whether that was intentional, but it was extremely frustrating. What also concerns me is that these communication issues and delays have occurred after I posted my original negative Google review. I cannot say the two are related or accuse anyone of retaliation without proof, but the timing and the way this has been handled have understandably left me wondering whether I'm being treated differently for publicly sharing my experience. I am not asking for anything unreasonable. I simply want the appliance provided with my apartment repaired and clear, consistent communication about when that will happen. If the part is delayed, tell me. If maintenance is backed up, tell me. What shouldn't happen is repeatedly promising a resident a callback and then providing no follow-up. I will continue updating this review to document how this situation is handled and whether my dryer is ultimately repaired.

I don't typically leave negative reviews, but after everything I've experienced living here, I feel it's important to share my experience with anyone considering this property. From the day I moved in, there seemed to be one issue after another with my unit. Shortly after moving in, both my kitchen sink and bathroom sink developed leaks that flooded my kitchen and bathroom floors. During one of the repair visits, maintenance used a shop vacuum to remove the water from my kitchen floor. Unfortunately, the vacuum expelled dirty water onto my couch and pillows, leaving them damaged beyond saving. I ultimately had to dispose of them. Not long after that, heavy rain caused my living room ceiling to leak. Maintenance repaired the leak, but when they returned to resurface the ceiling, my furniture was not properly protected. The sanding process covered my living room in dust and debris, coating much of my furniture. Some items had to be discarded, and I ended up hiring a professional cleaning company to clean the remaining furniture. To the property's credit, management did reimburse me for the cleaning costs, and I appreciate them taking responsibility for that. More recently, I experienced another alarming issue when my oven caught fire while preheating. I had rarely, if ever, used the oven prior to that incident, making it especially concerning. Unfortunately, the issues haven't been limited to the unit itself. I've had ongoing problems with the neighbors living above me. When I first moved in, they had a bird feeder on their patio that regularly dropped bird seed through the gaps in the balcony, creating a constant mess on my patio. It took multiple calls before that issue was finally addressed. The more significant issue has been persistent noise and smoking coming from the upstairs apartment. I've made numerous complaints about loud stomping and excessive noise late into the night, as well as marijuana smoke entering my apartment. I've even filed police reports, only to be told that these types of ongoing lease-related issues are primarily matters for property management to address. What has been most frustrating is that the lease includes an addendum stating that marijuana smoking is not permitted on the property, including inside individual apartments. When I brought this to management's attention, I was told there was essentially nothing they could do to enforce that policy. As a resident who has made every effort to follow the community rules and be respectful of my neighbors, that response was incredibly disappointing. The only solution I was offered was to transfer to another unit. While that may sound reasonable on paper, it doesn't account for the financial cost, time, and effort required to move all of my belongings because of problems that I didn't create. I genuinely wanted this to be a place I could enjoy living, and I've tried to work with management over an extended period to resolve these issues before writing this review. Unfortunately, I feel that many of my concerns have gone unresolved. If you're considering moving here, I would encourage you to carefully evaluate not only the condition of the apartments but also how ongoing resident concerns are handled. My experience has left me feeling that consistent enforcement of community rules and responsiveness to long-term issues could be significantly improved.

We’ve called the Peak At Oro Valley our home for the past two years. We are leaving in September 2026. We moved here September 2024. The floor plan of the two bedroom two bath is excellent and it has a fireplace and a patio or bottom floor very spacious, laid out really well so you ask why we’re leaving well to put it simply the management staff here is very condescending and very nonchalant thanks everybody that calls is just complaining when they’re voicing real concerns so unfortunately we’ve got to move. It’s just not worth it. The grounds are full of dog waste. The pools are chained up from time to time without any email sent out for what’s going on. It’s a it’s just a constant battle to get any information. It’s unfortunate because it is a nice property, but it’s gone downhill in the past two years and I would say it’s a direct result of the attitude of the management. Staff maintenance is fine. They they come into their job but if you’re gonna move here, I caution you on what you’re gonna get thanks. I’ll leave a part two after we’ve moved in September

Today we had Tony show us the Property and also their 2 bedroom and one bath apartment and we are very interested on the last visit when he showed us the 2 bedroom and 2 bath unit because it has more of a home setting. We most definitely will be back come December time to see if there is any available come February time!. We appreciate Tony for his professional demeanor and keeping us updated on viewing another floor plan. We love the neighborhood because it is right down the street from my work and it makes it so convenient. Hope they will have availability come December time 😇. Thank you Tony! We appreciate your time and quick response. Please keep us updated 🙏. The Morris's 😀

Eric and his team were so helpful when we first moved to the complex in November 2024. We were in an apartment on the first floor and quickly realized we wanted to be in one of the casitas. One was coming available in April 2025 and the team was very helpful in getting us transferred over before I was due to have surgery. Our overall experience was great and our reason for moving was so our pup could have a yard. The only real issue I saw at this complex is the parking. It’s pretty tight and I drive a full size pickup so there were times my husband and I had to switch spots so I could have a spot that fit the truck.
