Sterling Grove is a beautiful community with a nice golf course, attractive landscaping, and a very polished overall feel. For the right buyer, I can see why it would be appealing.
That said, I was very disappointed by the lot sizes and overall layout. The homes are priced like luxury properties, but many of them are built extremely close together with surprisingly small backyards. At these price points, I would expect more space, privacy, and breathing room between homes.
I would not have minded paying top dollar for the area if the lots felt more proportional to the home prices. Unfortunately, it feels like the developer tried to maximize the number of homes rather than create an authentic luxury neighborhood experience. The result is an odd mix... beautiful homes and amenities, but with the cramped feeling of a high-density tract-home community.
Sterling Grove may be a great fit for people who prioritize the golf course, amenities, and newer construction. But for buyers who value yard space, privacy, and a more open luxury-neighborhood feel, it may feel overpriced and out of touch with the surrounding market.
