    Sterling Grove is a gorgeous community in Surprise. My husband and I try to stop by when we're in Arizona. We saw their previous set of model homes back in 2020 and now their new collection. Their floor plans are unique and their design team did a fantastic job inside and outside of these models. Prices are also great considering that these houses are built by luxury builder Toll Brothers. Today we had a pleasure to meet Lexi who was very sweet, friendly, gave us a lot of info about the community, pricing, HOA fees, and offered us water on this very hot day. I am posting a few pictures of their beautiful pool area, well landscaped grounds and model homes. 5 stars

    Sterling Grove is a beautiful community with a nice golf course, attractive landscaping, and a very polished overall feel. For the right buyer, I can see why it would be appealing. That said, I was very disappointed by the lot sizes and overall layout. The homes are priced like luxury properties, but many of them are built extremely close together with surprisingly small backyards. At these price points, I would expect more space, privacy, and breathing room between homes. I would not have minded paying top dollar for the area if the lots felt more proportional to the home prices. Unfortunately, it feels like the developer tried to maximize the number of homes rather than create an authentic luxury neighborhood experience. The result is an odd mix... beautiful homes and amenities, but with the cramped feeling of a high-density tract-home community. Sterling Grove may be a great fit for people who prioritize the golf course, amenities, and newer construction. But for buyers who value yard space, privacy, and a more open luxury-neighborhood feel, it may feel overpriced and out of touch with the surrounding market.

    Very interested in a home. Got an approval on a spec home. Made an offer and was given a counter offer. Made another offer and was denied without the salesman running it up the ladder. Now the home is offered 30k below our offer. Dodged a bullet knowing all we know about toll bros. Community looks beautiful but look at all the homes for sale on the second hand market in Sterling Grove. Scary
