I am absolutely apalled with this place. Do NOT make verbal agreements with them, they will turn around and try to evict you and charge you for things they agree to via word of mouth. I stayed here for 1 year and 2 months and within that period, here have been guns shoved in my face by cops outside my window, cops on four different occasions, once they got rid of the ONE good maintenance person, Steve, the place fell apart, nothing was fixed, trash is everywhere, nine of the amenities are restocked and the houses themselves creak like they are going to fall apart any second but they ask 1,700.00 from something that was initially priced at 1,450.00. At the very end, I ran into issues finding a new place so was $300 short. Their solution, charge me $300 additional late fee then send a random evictiont packet even though we had discussed my situation and the new manager lady said it was fine since it hadn't happened before. So somehow by the end, what should have been the 300 i owed + my 1450.00 rent with utilities roughly 1550.00 turned into 3,000 which my dad was able to help me pay. And you know what they did a few days later? Send me an eviction notice for the month of october which hasn't even passed... how is a place that's supposed to be 1550.00 woth everything suddenly charging me 3,000.00 for ONE month then asking for more? Tha management is aweful, the houses aren't worth 1,700.00, the neighborhood is horrid, should have let the fire that I found and called in burn the place down instead of saving it because it is completely horrendous now. DO NOT live here. I will be contacting better business bureau and attempting to contact the Garrison COC on Ft. Huachuca to have it blacklisted so more veterans and soldiers aren't shafted by this place. Things that have been issues: screen door doesn't even fit in the frame (it's too small), the shower has a hole in the drain (brought to their attention during their annual inspection), the fan in the downstairs bathroom doesn't work, the dryer doesn't work on high, and the fan upstairs sounds like its a garbage disposal and doesn't actually blow. The AC constantly stops working and has to sit for a day if ran at 70° and the vents don't spread it so you'll need a window AC. I don't really care about the issues, they are whatever, but the fact that the price continues to increase for mediocrity, a dangerous environment with sub par diligence on their part really makes me upset. I spoke to them in August when my lease ended and came to an agreement that'd I'd pay 200 a month extra to stay for two extra months but because it wasn't in writing, they want to charge me 2 more months when I finally get out of this financial waste of money and energy. Absolute garbage.

Lived here 7 months (Nov 2025–June 2026). The good: Maintenance was excellent — friendly, proactive, same-day work orders. Leasing manager Nancy (newer hire) noticeably improved how the property was managed. Unit itself was as advertised, appliances worked well. Safety: My biggest concern. We were woken up several times by violent teenage fights late at night, with police involved more than once. Also witnessed a resident removed from his unit at gunpoint by several officers. Online it looks calm and safe — that wasn't always our experience. Amenities — don't count on them: The "gym" is a tiny room that was promised to open within a month of us moving in and still wasn't open 7 months later. I followed up 4 times with leasing and they kept pushing the deadline. There's a real gym nearby, Buena Fit, so it's not a dealbreaker, but don't factor it in. Pool was closed for maintenance frequently and is on the smaller side. Minor: Bathtub creaked (never broke, just unsettling). Some abandoned cars sat in the parking lot before Nancy came on, taking up spots — improved since. Other appliances worked very well and were fairly new. Bottom line: Great space-to-price ratio if you need 3-4 bedrooms, and the maintenance team is a real asset. But I wouldn't live here again — I'd trade some space for better safety and more reliable amenities. Fine short-term, just go in with realistic expectations.

Place is over priced and run by lazy people who are so desperate to not work that they just leave when they are asked to do something. The maintenance people are the worst and all they do is stick super glue on whatever is broken or just ignore you. Completely useless all of them. The pool is dirty and disgusting and the “gym” stinks like garbage and every other thing is broken down. Don’t move here. They only have positive reviews because they literally had a contest for who could write the best review.
