  I’ve been here almost 5 years. The last 2 yrs when Affinity took over PEM, this place went from my 5 stars to 0 stars. Between police activity and rapid mis management of our community, lack of working laundry room that has been atrocious. Mold in my apartment still ongoing to deaf ears. Mind blowing turnover of managers that last 2to 4 weeks and broken promices. Horrible tenements that finally got evicted and police activity has dropped a lot. We finally had a manager that got rid of the rift raft, I believe her name was Lisa. They got rid of her for doing her job. I was a property manager for a small complex yrs ago so I know all about this job. It takes someone that cares and likes their position. The problem in my opinion was with Affinity taking over after the sale of the property 2 yrs ago. They are an Oregon based company. They don’t know Arizona. Great reviews in their home state. So now with CAM an Arizona based company, I’m hoping they can turn this place around. Also if they perform positively I’d give them 5 stars. The rent hikes over the years are a ridiculous notion. They have the average on the going rate of square footage in the area. They compete with the newer high rises and think they can get the same. Be smart! What’s happened here is renters got spatter and looked around and we see what’s out here for cheaper rents in safer buildings that have W/D in units. I hear CAM is getting us new W/D finally. So far it’s been talk. As of Tuesday 4 out of 8 dryers worked and 6 of 8 washers worked. So I’m hopeful this time something good will come from CAM. Maybe the gas bbqs will get an undated and work. The gas firepit hasn’t worked for 2 yrs now. I’ve been waiting for my window screens for 4 yrs now. My attitude is positive because believe in our complex. Ps. Kurt has been a Godsend from the time he started here. Compassionate and empathetic and wants to help! First time we’ve had a maintenance man since I’ve been here. Again this review only went up because of CAM.

  We had a lot of issues when we first moved in. However, Reana in the front has made sure they were all fixed.

  I am a current resident I love living here the amenities are great! It’s like living at a resort and the location is close to shopping and entertainment. I like the courtesy patrol and the quiet environment.

  I feel like some of the other reviews are very one-sided and malicious. I am a current resident of Palm Villas and have been for a year. I feel the need to review my experience living here. As I feel some of the other reviews could deter future renters. I'm going to address some of the other reviews. There are a number of kids that do play in the complex. We do not have a designated playground area so you will see them running around. However they have never been too loud or destructive that they have caused an issue for me. I have had repairs done to my unit. The units have been renovated. But with the buildings being older I do expect that there will be needed repairs time to time. Every time I have ever needed a repair. I have call the emergency line and have had somebody from the maintenance crew there within a half an hour. I have always been pleased with the repairs that have been made by Charlie and his staff. Even on the occasion that they have had to get an outside contractor. As for the various reviews against the maintenance man Charlie and his personal character. I can only speak on my own experience. But what I can say is he has never been anything but courteous and professional to me every time he has been in my home. I am also a single woman living in the complex. I have never once feared for my safety from Charlie or anyone else for that matter. There is security that walks around in the evenings. I feel as if some of the reviews are not only negative and one-sided but also slanderous. If you have gotten all the way down to the bottom of my review I hope you don't allow one person's review of their experience. Hinder you from renting at Palm Villas. Majority of us residents really enjoy living here, our neighbors, our homes, and the management.
