  BUYER BEWARE I originally left a very negative review about our experience with Toll Brothers Preserve at San Tan in April. Toll Brothers responded and asked me to contact them directly. I did, and three people came to our home on May 6th to go through our concerns and assure me they would work with us to get things resolved. Because I wanted to be reasonable and give them a chance, I took down my original review. I wish I hadn’t. Three months later, we are still dealing with numerous unresolved issues in our brand-new home. We have had approximately 40 service tickets, which sounds unbelievable until you see the number of problems we’ve encountered. Just a few examples: • A broken cabinet had nails sticking out of it. It took 9 weeks to repair the cabinet face, and when it was finally repaired, it didn’t even close properly. • Multiple windows throughout our home have scratches. I was told we were “out of luck” because they weren’t reported within 7 days of escrow, a requirement no one ever told us about. A Toll Brothers contractor later told us the scratches cannot be buffed out and the windows would need to be replaced. The managers who came out May 6th said they would work with us on the windows. Three months later, nothing. • Our loft ceiling looks terrible and has still received no resolution. • Multiple doors stick and won’t close properly. One was repaired so poorly that holes were left in the door and the patch job had to be addressed separately. My son’s door still scrapes loudly every time it opens. • Window trim throughout the house has gaps, mismatched caulk, visible nail holes and sloppy finishing. These aren’t minor cosmetic complaints. This is a brand-new home, and the amount of time we’ve spent submitting tickets, following up, waiting for repairs and explaining the same problems over and over has been exhausting. And I know of several other homeowners in the community who have shared experiences involving issues that are even more significant than ours. I can’t speak for them or their situations. I can only speak to what my family has personally experienced and what we’ve experienced has been more than enough. The most frustrating part is that I tried to work with Toll Brothers. I gave them the opportunity to make things right. I took down my original review because I genuinely wanted to believe they would follow through. They didn’t. I would absolutely choose another builder if I could do this over again. If you’re considering buying a Toll Brothers home, do your homework, inspect everything, photograph everything and don’t assume issues will automatically be taken care of after closing. Nearly $800,000 should buy you a quality new home, not a never-ending warranty project. Very disappointed.

  Neighborhood has gone downhill since models homes were moved to the East addition. The bushes have not been trimmed this whole year and ants are building homes all over in the sidewalks. Several emails have been made to the HOA and nothing gets done. I fear a company is being paid for work not being down. Last year the landscaping was manicured regularly. We pay outrageous fees of $208 a month for nothing!!

  Beautiful homes being built but the roads are so shoddy that they already have spots that are collapsing. Queen Creek should inspect before accepting them. Based upon today's experience I would recommend that if you wish to tour lots or homes have the sales person drive as there is significant amounts of debris which can damage car tires as exampled in the new photos.
